According to a report from the Spanish National Statistics Institute (INE), the growth of the tourism industry in Malaga has generated more than €500 million in the last six months.

The data shows a 13.4 per cent increase in tourism in the region compared to the same period last year, with a whopping 407,155 tourists visiting Malaga in the first quarter of 2014, staying an average of two nights.

Furthermore, budget airline Flybe have foreseen the summer tourist stampede to continue well into the rest of year, extending their winter schedule from airports in the UK to popular destinations in Europe. In particular, Flybe have added extra flights from Southend to destinations across Spain, providing a year round schedule from Essex to ITV’S The Only Way is Essex casts’ destination of choice, ‘Marbs’ otherwise known as Marbella on the Costa del Sol.

Interestingly, hotels.com reported a surge in interest in the area after the programme aired in June, with figures showing a 72 per cent increase of enquiries since the Essex ‘in crowd’ started holidaying at the popular Spanish resort, spelling great news for property owners in the region.

According to the Ministry of Industry, Energy and Tourism only an estimated 650,000 of all Spanish properties are in compliance with the rules of energy performance certification (CEE).

The online platform specialising in energy certification, Certicalia, has reported that this figure only represents 13% of the properties that should have been certified, with the lack of information about the need for an energy certificate and a dysfunctional adaptation of regulations in different regions the causes behind the “poor monitoring” of these regulations.

Interestingly, according to a recent study by Ecofys, a leading consultancy in renewable energy, energy & carbon efficiency, energy systems & markets and energy & climate policy, energy efficient buildings can cut bills and fuel poverty, and with strategic renovations, could more than halve European dependence on Russian gas imports by 2030.

Leading online Spanish property portal Kyero.com’s latest analysis of the forever popular Spanish property market identifies just where and what foreign buyers are looking for in terms of Spanish second homes.

Kyero.com’s enquiry report analysed enquiries made by email during the first quarter of 2014 showing that between January and June 2014 47% of enquiries for properties in Spain sat within the £50k to £150k price range with 39.8% of enquiries looking for an apartment while 33% desired a three bedroom property.

Furthermore, the findings show that by province, Alicante on the Costa Blanca remains the favourite location for foreign property hunters accounting for nearly 35% of enquiries made on Kyero.com.

Buyers’ appetite for Turkey’s property market is on the up. TheMoveChannel.com’s latest Investment Watch report finds that an apartment in Istanbul was the second most popular listing on the property portal in May 2014, the highest ranking the country has ever achieved.

Dubai’s boom

An apartment in Dubai was the most popular listing on TheMoveChannel.com in May 2014, the first time the emirate has attracted the highest number of monthly enquiries. This is the second month in a row that Dubai has dominated investment activity. May overtook April 2014’s record level of interest, when the emirate was home to the ninth most popular listing on the site.

Indeed, the UAE ranked among the top 10 most popular countries on TheMoveChannel.com in May for the first time, with interest driven by apartments for sale in the unique development The World Islands.

Living for the city – and for low costs

An apartment in Istanbul generated the second biggest response during the month, promising a NET rental yield of 5.5 per cent for just £80,000; the most enquiries received by a Turkish property listing since the Investment Watch report began.

City apartments were one of the most popular types of property in May, accounting for four of the Investment Watch Top 10. This is partly due to their strong returns: luxury waterfront units in Liverpool promised 35 per cent NET return over five years, attracting the fifth highest number of enquiries, while flats in Birmingham (ninth) promised a yield of 9 per cent.

Low costs also boosted demand for the buy-to-let sector, with rental income advertised in Istanbul, Liverpool and Birmingham for an entry cost of under £100,000. Indeed, nine of May’s top 10 listings cost less than £100,000, as investors continue to prioritise opportunities that allow them to tighten their belts. This included an alternative investment in Ecuador: the gold mine opportunity has ranked in the Investment Watch chart four times in the last six months, a sign that its low entry cost of £3,000 continues to appeal.

Student property remains one of the most in-demand sectors on TheMoveChannel.com, with a project in Yorkshire attracting the month’s sixth biggest response. Where university housing has dominated in the past, though, May saw buyers diversify into other areas: part-completed resorts in Brazil and Panama both generated high levels of interest, while an off-plan land investment in a Canadian woodland resort guaranteed two years of rental revenue for just £30,000.

Istanbul: Turkey’s investment hotspot

Urban apartments, though, were the biggest draw. Dubai’s listing was the only property in the Investment Watch chart over £100,000. The high demand despite the £369,195 price tag demonstrates how strong the pull of the emirate’s growth is.

Buyers pounced on Brazil’s resort in advance of the World Cup, but not even the football tournament’s boost could top appetite for Turkey. The Istanbul apartment received almost the same number of enquiries as Dubai’s flat, marking both emerging markets as new buyer favourites.

With Istanbul driving capital appreciation in the Turkish property market and infrastructure improvements, such as a new airport, on the way, is it the city location that drew such a crowd? Or the English speaking staff in the development, which helped to make it more accessible to international investors?

Universal21, who manage the property, highlights Istanbul as Turkey’s main investment hotspot: “Property sales have remained consistently above 17,000 a month in Istanbul, which has by far the biggest sales figures of all Turkey’s major cities. The price of new homes in Istanbul has risen by more than 1% a month on average since 2013 and the city is on course to again reach double figures by the end of 2014.”

Adil Yaman, Investment Director, says that demand is also driven by Turkey’s rising profile on the global property stage: “It has taken some time for investors to realise that it is much easier to invest in Turkey than it has been in the past. Now we are seeing the full effect of the county’s focus on attracting foreign investment in property over the past 2 years.

“A lot of red tape has now been taken out of the buying process and foreign investment has been actively encouraged. Turkey needs foreign investment to help realise its long term ambition of becoming one of the world’s economic powerhouses. ”

Monica Anca, Marketing Director of Universal 21, adds: “Turkey’s economy remains in much better shape than its European counterparts. Economic growth and positive news on jobs and unemployment are essential to the health of property markets.”

According to the latest data from the Frontier Tourist Movement Survey released by the Spanish Ministry of Industry, Energy and Tourism (FRONTUR), more than 2 million foreign tourists have already visited the Costa Blanca from January to May this year.

 

Nationally, Spain received 21.4 million foreign tourists until May, representing an increase of 8.2 per cent over the same period in 2012. In the first five months of the year almost all major emitting countries contributed to this growth, particularly Britain and France with increases of 6.9 per cent and 11.1 per cent respectively.

 

Furthermore, supporting news of a tourist surge to Spain, independent travel agency A1 Travel has reported a year on year increase of over 40% for bookings to Spain. According to Land Registry data, London house prices rose at their fastest monthly rate since records began in 1995, to an average of £435,034.

 

The price of the average property in London now stands at around £403,792 and by 2018 the average house price in the capital is expected to reach nearly £600,000 according to an economic forecasting group EY ITEM Club.

 

Interestingly, Land Registry analysis of property sales data for individual local authorities found that prices in Kensington & Chelsea — the strongest performing London borough — had increased by 76 per cent in the past 5 years, with a 13 per cent rise in the past year alone.

According to the Spanish National Statistics Institute (INE) the sale of Spanish homes rose by 5.3% in April, up from the same month in 2013, to a total of 24,968 sales.

 

Alicante in particular has shown a strong recovery from turbulent economic times over the first quarter of this year, according to a report by the Spanish Development Ministry. The sale of homes in the province rose a remarkable 24.3% in the first quarter, registering more than 6,600 sales.

 

Moreover, for the first time in several years the domestic demand has begun to gather pace, increasing by 23.7%, compared to declines seen in recent years. Of course or Naturally, foreign buyers account for more than half of the purchases of properties in much loved, sunny Alicante, with 55% of sales going to non-domiciles.

 

Interestingly, according to the data, the Costa Blanca municipality of Torrevieja, Alicante as once again returned to the top of the list of most properties sold this year.  Just under a thousand homes sold in the first quarter, reaffirming both domestic and foreign love for the Costa Blanca as a top holiday destination.

According to ANEA (Spanish Airports and Air Navigation public body) the Costa Blanca’s main airport, Alicante-Elche, is celebrating a record year and is steadily reaching its target of ten million users for 2014.

Figures recorded in May revealed huge traffic, some 974,449 passengers passing through the airport, 4.8% more than in the same month in 2013 which, alongside the recovery of the national tourism market growing by 2% (almost 94,000 travellers), shows increasingly positive signs for the region.

Regarding operations, the airport handled 6,875 flights during May, 3.6% more than the same month last year and once again, the UK was the European country which had the most flights to Alicante (6,875), reaffirming the British love affair with the Costa Blanca.

Indeed, of the total 974,449 travellers last month, 880,139 were foreigners (a 5% increase on last year) and of these a whopping 452,261 were British, not forgetting 73,109 Germans, 57,449 Norwegians, 58,001 Dutch and 45,329 Belgians, all hot-footing it to Alicante for the summer season.
