The popularity of Portuguese property has reached a nine-month high, reveals new research from TheMoveChannel.com.

The international portal’s latest Top of the Props index shows that Portugal reentered the top three destinations in July 2017. This is the first time that Portugal has been in TheMoveChannel.com’s top three since October 2016. Portuguese real estate accounted for 1.87 per cent of all enquiries on the portal in July, with enquiries rising 2 per cent month-on-month in real terms.

Portugal was beaten only by second place Spain and first place USA, which both held on to their spots for the second month in a row. US property accounted for 6.93 per cent of enquiries, while Spain accounted for 6.12 per cent.

France also enjoyed a surge in interest, rising from fifth place to steal fourth. This is the second month so far in 2017 that France has been the fourth most popular country on TheMoveChannel.com, and the third month in a row that it has been in the Top of the Props Top 5. In real terms, enquiries for French property rose 16 per cent in the three months to July compared to the previous three-month period.

France and Portugal’s rise pushed Italy down into fifth place, with 1.72 per cent of all enquiries on the site. However, this is the fourth time Italy has been in the Top of the Props’ Top 5 in 2017, as the country’s popularity continues to increase.

Italy is not the only nation enjoying a rebound. Greece continues to see interest grow, climbing from 10th place into ninth in July. Greek property accounted for 0.69 per cent of all enquiries on the portal, marking the third time in 2017 to date the nation has been in the Top of the Props’ Top 10. In real terms, enquiries for Greek real estate more than doubled in the three months to July compared to the previous three-month period.

Tunisia has also risen into the Top 15, up 24 places from the previous month, with 0.41 per cent of all enquiries. Turkey saw signs of a return to favour as well, jumping five places from 12th into seventh, with 1.61 per cent of enquiries.

TheMoveChannel.com Director Dan Johnson comments: “With summer in full swing, the traditional holiday home favourites rule the roost, with Spain, France and Italy all among our Top 5 destinations. However, July sees buyers begin to return to old favourites too, as the tourism industry continues to help boost market recoveries, not just in Europe but further afield. Official data shows that Turkish visitor arrivals are on the up this year, as relations between Turkey and Russia improve, which highlights the country’s returning appeal to international holidaymakers and investors. We also saw notable growth in enquiries for Tunisian real estate in July, which follows improving tourist figures for the country this spring. Buyers are going back to Cyprus too: despite the country slipping down the Top of the Props charts, enquiries remain 22 per cent higher in the three months to July than they were in the three months to January 2017. The island’s tourism sector had a record year in 2016, with arrivals expected to rise another 5 per cent this year.”

Interest in Spanish property surged to a three-year high at the start of 2017, reveals TheMoveChannel.com’s latest Hotspots Index. The report, which charts the most searched-for locations on the international property portal, saw Malaga soar to first place in Q1 2017 – the first time Spain has ever ranked in the number one spot.

Malaga accounted for 4.01 per cent of all searches on the international portal in the first three months of 2017, climbing 18 positions from Q4 2016 to knock Italy’s Florence off its perch. This is the first time in 18 months that Italy has not topped TheMoveChannel.com’s Hotspots Index.

Almeria was the second most sought-after location on the site, with 3.56 per cent of searches, followed by Tenerife (3.40 per cent) and, down three places, Florence (2.63 per cent). Benidorm completed the top five with 2.53 per cent of searches. Indeed, Spain was home to eight out of the 10 most popular locations in Q1 2017, the highest percentage of the Top 10 ever held by a single country since Hotspots Index records began in Q4 2014. Spain was also responsible for 13 out of the Top 15.

Portugal was home to 8 of the Top 50, ahead of Italy (5) and France (3). Portugal’s most popular hotspots were Albufeira (14th), Cascais (18th) and Alvor (19th). Interest in Italy was fuelled by Florence (4th), Rome (8th) and Verona (27th). France’s most sought-after hotspot was Paris (15th), highlighting the capital’s importance as a magnet for romantic lifestyle buyers and a safe haven for wealthy investors.

Thailand’s Pattaya climbed two places in the chart, attracting the 16th biggest share of searches. Greece’s Athens was the 45th most popular hotspot, while the USA accounted for one hotspot: Detroit, ranked in 33rd.

Spain, though, dominated buyers’ wishlists at the start of the year. The country was home to 31 of TheMoveChannel.com’s Top 50 hotspots, more than double its share of the index in Q4 2016 and an all-time high for any country.

The figures follow Spain’s similar rise in TheMoveChannel.com’s latest Top of the Props report, which saw the country account for 14.02 per cent of all enquiries on the site in February 2016 – its largest share of activity since 2013. Indeed, new data from Spain’s Land Registry shows that sales of property increased 19 per cent in January year-on-year to reach the highest number of transactions since January four years ago.

“Spain is undoubtedly the flavour of the month,” says Dan Johnson, Director of TheMoveChannel.com. “Searches and enquiries are both at highs not seen for several years, showing that foreign buyers are actively seeking opportunities in Spain and are following through on those searches. Agents have reported a slowdown in enquiries from British buyers since the Brexit vote, but expat favourite Benidorm’s position in Q1’s Top 5 hotspots shows that there is still interest from the UK, despite the pound’s weakness against the euro.

“Foreign buyers are still drawn primarily to tourist hospots, such as the Costa Blanca and Malaga, where they are helping to drive property prices up. With Spain’s economy growing, though, business hubs such as Barcelona are also fuelling overseas demand. Spain’s housing market is still not recovering at the same rate across the whole country, but with property values starting to rebound, the promise of capital growth and the country’s timeless lifestyle appeal mean that Spanish real estate has rarely appeared so attractive.”

According to Savills World Student Housing Report 2016/17 the PBSA sector in mainland Europe is growing significantly. Golden sunshine and golden visas draw wealthy foreigners from far and wide to Portuguese property market

With its economy rebounding and property prices on the up, Portugal is setting about building a future that guards against the economic vulnerabilities of the past.

One method of doing so has been to court wealthy foreigners by promoting the attractions of property ownership in Portugal and the Portuguese lifestyle, as well as the Iberian nation’s value as an entry point into the Schengen Area.

Luiz Augusto Teixeira de Freitas of TFRA Law Firm is one of those looking to encourage buyers from overseas to purchase Portuguese property. He recently addressed delegates in Qatar at the Portugal Real Estate Investment Opportunities seminar, explaining,

“The Golden Visa is a programme the Portuguese government launched in 2012 to attract investment in the country. The idea was to grant people a permanent visa which allows the person who makes investment to live in the country either with the family or to spend some time in Portugal.

“One of the possibilities for the visa is the acquisition of real estate property with a minimum value of 500,000 euros… With only one investment of this value, you can obtain visa for yourself and your family, including children who are of age, but economically dependent on the visa-holder.”

As if that weren’t tempting enough, the Portuguese non-habitual residents tax scheme means that those accepted as having non-habitual residency status don’t have to pay any income tax in Portugal on earnings from overseas for an entire decade. Pension, dividend, royalty and interest income are also covered by the scheme.

Portugal’s efforts are certainly paying dividends. Figures from the country’s immigration office, SEF, show that 2,700 golden visas were issued between the scheme’s launch in 2012 and July 2016.

Every one of those meant a minimum investment of €500,000, meaning that the scheme has generated in excess of €1.35 billion for Portugal thus far. And the scheme is becoming increasingly popular. SEF figures show that 821 golden visas were approved in the first six months of 2016 – more than were approved for the whole of 2015.

The Chinese were the first to jump on the Portuguese golden visa scheme, but applications from the Middle East, Russia, Brazil and elsewhere are now catching up.

“Overseas buyers turn to Portugal for several reasons. As well as the fabulous weather, stunning scenery and family atmosphere, the property market has great potential. Although rising, house prices are low by many countries’ standards and the golden visa programme and non-habitual resident tax benefits mean that moving here is an incredibly attractive option for wealthy buyers looking to settle in Europe and reduce their tax burden. Generating rental income from holidaymakers is also an option in popular tourist areas like the Algarve. Brazilians of course have the added advantage of already speaking the language fluently!”

As White points out, prices are indeed rising in Portugal. The latest RICS/Ci Portuguese Housing Market Survey highlights the fact that prices are rising in all regions, while survey respondents are confident in growth of just under 3% over the coming year. In terms of lettings, interest from tenants was found to have risen sharply in August, with demand outstripping supply.

The stability of Portugal, particularly when compared to their own economy, has certainly won over many Brazilian property investors. Figures from the APEMIP (Portugal’s association of estate agents) show that Brazil has become the top non-European investor in Portuguese property, knocking China off the top spot and accounting for one in ten of all property sales to foreign buyers in Q2 2016. Only the UK and France are buying more properties in Portugal now than Brazilians are.

Middle Eastern buyers are also on the up. Karl Howard and Fiona Little from Dubai recently spent €1.25 million on a luxurious villa in the picturesque village of Loule in the Algarve through Ideal Homes Portugal.

The Novotel London West Hotel & Convention Centre will host the free to attend Overseas Property Show, which runs on Saturday 10th to Monday 12th September 2016, from 10 am to 6 pm daily. Bannatyne fell for Portugal back in 2014, when he purchased a gorgeous, secluded villa through Ideal Homes Portugal. For families with school-age children, August is the last chance to escape the daily grind and head off into Europe to catch some summer sun. It’s a month for long, dreamy days spent on the beach, fabulous al fresco meals with the sound of the sea in the background and catching up on everything from the latest bestselling novel to some much-needed sleep.

August is also the month to start turning those ‘wouldn’t it be nice to own a second home here’ dreams into reality, according to Spanish property portal Kyero.

A study of the company’s data from 2010 to 2015 has found that August is the most popular month for buyers to start searching for their ideal holiday home. Many buyers are inspired by their summer holidays and look to recreate their fabulous time in the sun through the purchase of a second home in or near to the place they stayed.

For holidaymakers in Spain, that often means the Alicante region, where the 200 km Costa Blanca coastline offers white sands, lively cities and balmy sea breezes. August is the hottest month of the year in Alicante, with an average temperature of 26°C, although heatwaves often push the mercury above 40°C. The heat is moderated by those refreshing sea breezes, which is just as well as there’s only one rainy day in August on average, according to Holiday Weather.

August is the best month to take to the water in Alicante, with an average sea temperature of 26°C making swimming and splashing around in the shallows an enjoyable experience for the whole family. For those who can’t bear to leave the beach behind when their holiday ends, developer Taylor Wimpey España is offering south-facing, frontline apartments at Panorama Mar in Punta Prima, Torrevieja.
