Selling your home in 2014? 14 must-read tips from top Surrey Estate Agent, Barton Wyatt

Selling your home in 2014? 14 must-read tips from top Surrey Estate Agent, Barton Wyatt

United Kingdom

Barton Wyatt has been operating as an Estate Agent in Surrey since 1927 and longevity like this should not be taken lightly. Hard work and dedication creates businesses that are experts in their field and the team in Virginia Water have amassed a wealth of knowledge and experience over the years.

Multi award-winning Barton Wyatt is trusted by Surrey’s vendors to achieve premium prices for their homes and are repeatedly used, time and time again, by landlords both at home and overseas who trust the long-standing loyal team.

With just over half (51%) believing that the next 12 months will be a good time to sell their UK property according to the latest Halifax Housing Market Confidence Tracker, Barton Wyatt has compiled their top 14 tips to help you sell your house in 2014:

1.       First Impression – “This can be make or break” says Sales Manager Oliver Clarke. “If a purchaser is put off before the entering the front door then we are doomed.  So take a look at the outside of your home as a stranger might see it.  It might be winter and very wet but for a small sum or some time and energy you could tidy the garden and plant a pretty pot by your front door.”

2.       Odour – It may seem minor but the aroma of your house is really very important when you are selling. A simple diffuser discretely hidden in the lobby could do the trick. Some people proffer the advice of coffee and home baked bread but we are realistic, it could take a few weeks to sell your home and you cannot be there ready to turn on the bread maker at the drop of a hat.

3.       Tidy – Obvious to most but not to all.  And being tidy might need to go on for a while as we said above!  Our advice is to have a seriously good clear out before you put the house on the market – even if you bundle up your prized possessions and take them off site.  Prospective buyers do not want to see a collection of widgets or piles of paperwork – they want clean lines and uncluttered work surfaces that create a feeling of space.

4.       Clean – Fresh, sparkling and inviting would be perfect.  Hard to achieve when you have an active life with pets and children running amuck we know but the cleaner your house is the easier it is to sell.

5.       Temperature – Heating houses is an expensive business however taking a client into a house that has sat empty for the weekend without the heating on is going to put them off instantly – keep your house ticking over at a pleasant 15-20° C – it will stop your pipes bursting and mean that we don’t shiver round the viewing!

6.       Animals – People’s pets are much loved by the owner but very often just the owner and not necessarily the person that is going to buy your house.  Pets also can have quite a strong odour, not to mention the litter trays, food bowls and paraphernalia that goes with having an animal in the house to try to keep pet evidence to a minimum.

7.       Bathrooms – On the whole one would not expect an overhaul of the bathroom prior to a house sale however we cannot urge you enough to ensure that the bathrooms are as pristine as they can be.  There is nothing more off putting to a buyer than someone else’s mess or dirt in these rooms. And it can be excruciating as the agent to have to dash in and flush before the client enters!

8.       Beds – Are to made please not crumpled and looking like some just crawled out of it!

9.       Kitchen – Spare a thought for the poor estate agent as you dash out the house without loading the dishwasher!  We want to take pride in your house when we show clients around and left over breakfast is not the first thing they want to see as they enter the kitchen.

10.   Garden – A rear garden does not have to be pristine but as with the house, tidiness is an asset.  As your potential buyer gazes from the master bedroom over the garden they would like to see cut grass, trimmed borders and some greenery.  Not always possible at this time of the year but some effort is always extremely obvious.

11.   Problem areas – It is possible that you have a part of your house that you would rather not draw attention to, perhaps somewhere that is mid repair.  Our recommendation is that you get any problems fixed before instructing to put the house on the market or advise your agent as to how the issue could be fixed in order to reassure a potential buyer.

12.   Flowers – It is not just an urban myth that people buy houses with cut flowers – they actually do.  If you know you have a viewing and you have the time and money to buy some flowers then do so.  The best show homes in the country have fresh cut flowers, they are there for a reason.

13.   De-clutter – We mentioned the importance of being tidy earlier but de-cluttering your house and garden is something that will almost definitely need your attention.  Be it your garage, your shed or your study shelves you can never de-clutter enough in our opinion.

14.   Brief the agent – The more we are prepared to answer questions about your house the easier it will be to sell it and allay any fears that prospective buyers may have.  As an Estate Agent we dislike not having the answers.  And we particularly dislike not knowing how your gadgetry works so please do show us how to use the ipad entry system, the drop down cinema and the fancy lighting system!  If we make it look easy the clients will love it – if we don’t know how it works – then they are put off.

So if you are thinking of selling your house start work on the above and give us a call.  We would be pleased to discuss any individual needs.

Unprecedented success at new luxury development in Gerrard’s Cross for leading premium house builder Millgate

United Kingdom

A collection of country homes in the renowned location of Gerrard’s Cross, Buckinghamshire has proved extremely popular in 2013, receiving over 900 visitors in 15 weeks! Millgate´s new showcase development, Alderbourne Place, Fulmer Road consists of four 3 bedroom town houses and eight 5 bedroom detached homes all with meticulous attention to detail and architectural integrity, yet again setting the benchmark for building excellence with all but one sold!

  • Alderbourne Place welcomes 900 visitors in 15 weeks
  • All but one of the luxury townhouses and detached country homes have sold
  • Gerrards Cross is the third wealthiest postcode in the UK
Occupying a rural setting, yet with direct trains into London Marylebone taking as little as 18 minutes, Gerrard’s Cross is still in demand for the same reasons as a century ago, when the new railway and property developers began to arrive in what was known as ´The Brighton of Bucks.´ Wealthy Londoners were offered a healthy lifestyle, close proximity to London, stylish architecture and leafy roads. Today ´GX´ ticks even more boxes and has become the third wealthiest postcode in the country.
Indeed, Gerrard’s Cross is undoubtedly a desirable place to live boasting beautiful parks, a quaint high-street full of independent luxury boutiques and quick access to London for commuters. It’s easy to see why this town is hugely popular with all sorts of buyers looking to find their perfect plush pad in the countryside.
Mrs Christina Graham is one of the new residents in Alderbourne Place moving from just north of High Wycombe. After travelling for 8 years with her husband working abroad, they both came back to the UK this year looking for somewhere to retire to in the countryside which had room for their grown-up children to visit. Mrs Graham
described purchasing her first Millgate home:
“After seeing an advert with the floor plan for a town house at Gerrard’s Cross, we decided that it would be perfect for my family – as the top floor has two beds and a bath and could be used when our children come to visit. I was blown away by the wow factor of Alderbourne Place. The attention to detail when we stepped onto the development was impeccable; each property was completed, flowers and trees planted, the Show Home was dressed and it felt like I was walking into a real home – warm and cosy, I could already picture myself here sat by a roaring fire!”
Mrs Graham was also enthralled by the customer service experience she received from Millgate,
“The Millgate customer service team are beyond good – they are incredible. My husband was away overseas and I had to do the move alone. If any single women were considering a new build and could afford Millgate I would recommend this as a secure decision – the Millgate team have been outstanding. They are courteous and efficient and always go out of their way to provide a first class and responsive customer service at all times. Nothing is too much trouble for them.”
Jonathan Cranley, Sales and Marketing Director for Millgate comments,
“We are extremely busy with enquiries for Alderbourne Place despite Christmas being a traditionally quiet period; it really has been the talk of the town with many visitors keen to come and see what a quality new build house is really all about. The interest from both the local community and surrounding areas has been absolutely great and with that has brought many genuine purchasers looking to buy!”
Alderbourne Place enjoys a perfect blend of seclusion and comfort which offers the best of town and country living, nestled in rolling green-belt countryside. These new homes will have an unrivalled pedigree to match their desirable location with generous accommodation finished to an outstanding specification priced from £2,350,000.

Investment Watch: Demand for student property soars… in Sheffield

United Kingdom
Demand for student property soared in November 2013, according to TheMoveChannel.com´s latest Investment Watch. As universities prepared to break up for Christmas, investors flocked to the sector, with one student property in Sheffield ranking as both the second and third most popular listing on the site, the first time this has ever happened.
London Court in Sheffield is a new build student development with 90 units ready for the 2014/2015 academic year. Investors, though, were ready to move in their cash immediately, attracted by the 10 per cent yields assured for the first three years.
The project is situated between two universities, a location with potential to take advantage of high demand for accommodation. The property was seen as so profitable that London Court received the second highest number of enquiries in November – and the third highest too. The property was advertised in two listings by separate agents, but buyers responded to them in almost equal number, with ROC Invest receiving 154 enquiries and Aspen Woolf receiving 134.
Combined, London Court´s two listings accounted for a total of 288 enquiries, the highest on TheMoveChannel.com in November and almost double that of the number one listing: La Foret d´Armotte, a resort in France.  The new build property in Saint Augustin offered 95 per cent finance and an optional fixed NET rental of 6 per cent, coupled with four weeks´ personal use – a diverse enough package to win over both lifestyle and investment buyers.
Income remains a significant factor in buyer activity. Investors looked at a wide range of investment types and locations, from farmland in Senegal to a hotel in Panama, but high yields were the priority. Only one of the top 10 most popular listings on TheMoveChannel.com in November 2013 offered returns of less than 10 per cent: the Saint Augustin resort.
Buyers did not care about the price tag either: fractional shares in a gold mine in Ecuador cost only £3,000, but were the fifth most popular listing, while the French property´s price tag of £182,868 did nothing to dampen demand. A 95 per cent finance option, though, made the apartments more affordable, while France´s historic low mortgage rates have significantly stimulated demand from overseas buyers keen to return to an established market.
Even with its financial appeal, though, France´s popularity was dwarfed by student property. The sector has now appeared in seven out of 11 Investment Watch reports this year.
TheMoveChannel.com Director Dan Johnson comments:
“Demand for student property has always been strong on TheMoveChannel.com. The sector´s counter-cyclical nature has made it popular among investors since the financial downturn. In August 2013, a student housing development in Bradford received the most enquiries on the site, while in October, student property accounted for two of the top 10 listings. In November, that share doubled to four of the Investment Watch top 10. Sheffield stole the show, though, making up two of the top 10 listings in its own right. This is an unprecedented situation, and the first time a property advertised by multiple agents has performed so well. Regardless of who is marketing, student housing´s investment potential appears to speak for itself.”

Property Frontiers scores hat trick at the OPP Awards of Excellence 2013

United Kingdom

It was a bumper night for Oxford-based investment agency, Property Frontiers, as the team scooped not one but three 2013 OPP Gold Awards for Excellence.

Scoring a hat trick at the prestigious international property industry awards, held on Wednesday 27th November at the famous Natural History Museum in London, Property Frontiers received Gold accolades for Best Agency Europe, Best Property Investment Advisors and Best Global Agency.

Judged by industry leaders from around the world, the OPP Awards for Excellence celebrate the best developers, estate agents and associated companies working in the global cross-border residential property industry with Property Frontiers proudly retaining their 2012 accolades for Best Estate Agency Europe and Best Global Estate Agency.

Ray Withers, Property Frontiers’ Chief Executive, commented,

“I am delighted that the achievements of the Property Frontiers team have once again been acknowledged through these OPP Awards of Excellence. Now in our ninth year of trading, I am incredibly proud of the knowledge and expertise of our team and it’s satisfying to see that the first-class service which we pride ourselves on offering our clients has been recognised by those within the industry.”

Having pioneered a number of new asset classes including hotel room investments, retail space and alternative investments in 2013, Property Frontiers has broken boundaries and embraced new frontiers in keeping with the company’s ethos. Ray Withers comments,

“Once again we have worked hard to seek out new asset classes, markets and opportunities for investment over the last 12 months and are proud of the innovative products we have launched including retail units in the Mongolian capital, farmland investments in West Africa and hotel rooms in Germany. The team and I are committed to advancing and bettering this industry, as we say ‘property done properly’ and I believe this is what sets us apart from others.”

With this axiom in mind, Property Frontiers’ charity, the Frontiers Foundation, was once again welcomed back to the OPP Gala Dinner to hold its annual charity auction. Raising funds for the charity’s fourth project, A Night for Nepal, the evening saw the not-for-profit charity, of which Ray Withers is a Founder and Trustee, raise thousands of pounds for a range of school projects in the remote mountainous regions of Nepal.

Ray comments, “Thanks to organiser Xavier Wiggins and the OPPLive team, we were able to once again hold this superb charity auction for the Frontiers Foundation. A major fundraising event in our calendar, the auction did not disappoint with all donated lots selling for a high price enabling us to fulfil our promise of support to the schoolchildren of northern Nepal.”

Surrey Sales success – Luxury family homes snapped up in record time

United Kingdom

Whilst other new build developments languish unsold in the outlying Surrey settlements of Epsom and Ewell, award-wining house builder Millgate is once again enjoying sales success at Regency Place in Walton-on-the-Hill. This boutique development of six detached family homes opened its Show Home doors on 16th February 2013, welcoming over 350 visitors and securing swift sales.

  • Walton-on-the-Hill property prices 50% lower than neighbouring Kingswood (Zoopla)
  • Henry VIII gave Walton Manor to Catherine of Aragon as part of her marriage settlement
  • SOLD OUT – Luxury homes at Regency Place sell out in record time

Richard Saunders, Managing Director of appointed estate agency, Richard Saunders, has been responsible for this incredible sales success.  He comments:“Regency Place is especially rare for two reasons; unlike neighbouring villages (Kingswood, Tadworth, Banstead), new home development is rare in Walton-on-the-Hill so Millgate’s development was a fresh and welcome change to the village and a great alternative to sites elsewhere. Secondly, the site offered diversity – four 2-storey houses and two larger, 3-storey houses.  The first three houses were reserved in a matter of days after launch, two by ‘empty-nesters’ and one by a more ‘mature’ family.  Younger families preferred the larger houses.

“Millgate’s exceptionally high standards played a major part in the Regency Place success story and interior features were of a standard that I have seen on much more expensive new homes.  Again Millgate’s renowned attention to detail was evident throughout the entire development.”

Indeed Walton-on-the-Hill is a savvy choice for home buyers.  It does not come with the same price tag as neighbouring Kingswood; Zoopla statistics show that over the last year 131 homes were sold in Walton-on-the-Hill with an average sales price of just over £500,000. Down the road in Kingswood where 222 properties changed hands the average price tag was over £1,150,000.

For buyers looking for a village community Walton-on-the-Hill has it all; two thriving village pubs: The Chequers has thoughtful events planned throughout the year and the best home-made pork scratchings and The Bell pub, or The Rat as it is familiarly known, is frequented by the stable lads from the racecourse at Epsom. The village also affords a pretty pond with swans and ducks to be fed and a cheerful coffee shop over the road; some excellent dinning opportunities and a world class golf course – Walton Heath.

Millgate are working on delivery of some new exciting projects coming to Surrey over the next year.  If you would like to see what they are up to you can follow them on Facebook or Twitter.  For more information contact their office on 01189 343344 or visit www.millgatehomes.co.uk

Hope on the Horizon for returning British troops as complex recovery process represented at 2014 RHS Chelsea Flower Show

United Kingdom

After 13 long years of participation in Operation Enduring Freedom in Afghanistan, British troops will return home in 2014 with many wounded both physically and mentally and in need of recovery.

And it is just this type of support offered by charity Help for Heroes which has inspired Hope on the Horizon, a Show Garden designed by Matthew Keightley of Maidenhead-based Farr & Roberts Landscaping, for the auspicious RHS Chelsea Flower Show 2014.

Announced by the RHS last week on 11th November 2013, Remembrance Day, Hope on the Horizon is inspired by the Help for Heroes ethos – ‘inspire, enable, support’.

Commenting on his design, 29 year old landscape designer, Matthew Keightley, whose own brother has served four tours of duty in Afghanistan for the RAF regiment, explains:

“The garden is designed to represent the complex recovery process our service men and women go through on the road to recovery. Planting within the space represents the soldier’s mental being, reflective of their state of mind at various stages throughout the journey”.

Following the Chelsea Flower Show Hope on the Horizon will be incorporated into the second phase of Farr & Roberts’ landscaping works for Help for Heroes. Chavasse VC House is a Recovery Centre run by Help for Heroes in the Garrison town of Colchester, Essex which forms part of the Defence Recovery Capability. The Centre supports key parts of the recovery process by providing 360 degree holistic care to those who have suffered life changing injuries and illnesses as a result of their service for our country.

The project is being sponsored by entrepreneur and philanthropist David Brownlow through his charitable foundation The Havisham Trust. The Havisham Trust is committed to enhancing the lives and wellbeing of individuals and communities where there is an element of disadvantage, through personal development or the improvement and regeneration of their community.

For more information on the Hope on the Horizon garden please contact Farr & Roberts on 01628 623 097 or visit www.farr-roberts.com.

King of the Hill: The luxurious Surrey homes that are moving up in the world

United Kingdom

Dr Marios Kyriazis, a U.S. ageing expert suggests that seven out of ten of the longest-living communities in the U.S. are mountain-based, and in the tiny Sardinian mountain town of Ovodda, as many men as women live to be 100 years old.

  • You could pay up to 55% more for a ‘hill’ address (Zoopla 2010)
  •  7 out of 10 of the longest living communities in the US live on the side of a mountain
  • Surrey’s Hills – addresses to aspire to say Barton Wyatt
  • Only a third of adults in England do the recommended 2.5 hours or more of moderate-intensity activity

Whether it’s the fresh air or the fact you’re doing a lot of walking uphill (using major muscle groups and giving your heart a good workout), moving up in the world could extend your life.

And with that in mind consider some on the more “famous” hills located in the South East of England:

– Notting Hill – best known for the annual spectacular carnival and the fact that super chef Jamie Oliver resides there.

– Box Hill – the best extreme uphill road, just 25 miles from London that featured prominently in the 2012 Summer Olympic cycling road race routes.

– Parliament Hill is an area of open parkland in the south-east corner of Hampstead Heath in north-west London. The hill, which is 98 metres (322 ft) high, is notable for its excellent views of the Capital´s skyline. Many famous landmarks can be seen from its summit such as Canary Wharf, the Gherkin, the Shard and St Paul´s Cathedral.

– Richmond Hill – another hugely desirable address in West London

– Tower Hill and Shooters in Greenwich – all top spots to live with an albeit only slightly elevated positionreplica iwc

Consider New York which is essentially flat and you will find upmarket Forrest Hill, in Paris, Montmartre extends 130 metres into the sky and is a well-heeled nightclub district. Hong Kong calls its much loved hill The Peak where success is measured on how high up the hill you live. Moscow is built on seven hills, Mexico City sits in the basin of surrounding mountains, LA has Beverley Hills and Shanghai, not to be beaten due to a lack of hills, named their World Trade Centre the Shanghai Hills.

So why the prestige of hill living?
There are some excellent geographical reasons for being hillside. Firstly if global warming really does raise sea levels then you are already well placed to stay dry and secondly flooding has become a regular issue in the UK and it is becoming harder to insure valley properties.

James Wyatt, partner of Barton Wyatt, award-winning estate agent in Surrey has this to say:
“The Surrey Hills have become a real draw to our county, at the weekend our hills are deluged with cyclists and our parklands are full of locals and Londoners alike desperate for some clean healthy fun outside. Many of our clients moving into the area are attracted by the open spaces, gently rolling hills and once they have wandered around the lake at Virginia Water they are normally convinced.

“Just recently we have noticed a high number of new build country mansions in the area being named something ‘Hill’. A local developer has just put Hill House on the market at £11,000,000 and this majestic mansion really suits its name. It is a very magnificent house and deserved an equally grand name.

“There are many streets close to Virginia Water and the exclusive Wentworth Estate that have ‘Hill’ in the name – Callow Hill, Knowle Hill, Gorse Hill Road and Badgers Hill, which all boast the very finest properties in the area.”

Living on a hill side has many benefits and a major factor is the potential advantages to your health – providing you occasionally leave the car at home. The American Heart Association carried out two studies, one group of people were tasked to walk uphill and the other group downhill. The results varied dependent on the group but in either group improvements in sugar levels and levels of fat were seen.

The researchers did note however that you don´t have to live in a mountainous area to benefit; smaller inclines will still do the trick. Research shows that walking uphill burns twice the calories to walking on the flat so moving to an area that means you have an incline to tackle to get to the shops or the station is a terrific way of keeping you and the family in tip top condition.

Indeed with the number of obese people in the UK trebling in just 25 years and only a third of adults in England doing the recommended 2.5 hours or more of moderate-intensity activity, such as cycling or fast walking, every week, these extra steps will be welcomed.

Back in 2010 property portal Zoopla looked at house prices comparing those situated on a hill compared to those not. They showed a surprising premium on hillside homes; properties with ´hill’ in the address, at that time, cost an average of £341,466 whilst the equivalent figure for homes on bog-standard streets was just £155,515.

James Wyatt comments:
“I am not sure that in Virginia Water we would see the discrepancies in pricing that the Zoopla figures showed, but many of the houses in our area are linked to names that are rural – such as Wood, Copse, Field, Brook and of course Hill. There is perhaps something very English about using your locality to name your home – quite different to our friends in America who are likely to live at 21489 Main Street. Perhaps that is why so many people from overseas like to settle in England’s green and pleasant lands?” replica breitling

Hill House, Wentworth £11,000,000
An exceptional brand new home in the very heart of the Wentworth Estate, siding onto the East Course. The property is situated in beautifully landscaped and private gardens of well over an acre at the rear.

The house has been designed with ample room for a large family. Five receptions on the ground floor, five bedroom suites in the main house and a large entertainment/games room in the roof. The basement houses an indoor pool complex with steam room, sauna, Jacuzzi, changing and shower rooms. A one bedroom staff apartment perches above the garaging for three cars.

My Online Estate Agent saves UK house sellers over £1 million in fees

United Kingdom

In a little over a year of their founding, market leading online estate agency, My Online Estate Agent, has saved UK house sellers over £1 million in traditional high street estate agency fees.

Challenging high-street estate agents by offering the same services without charging sellers any commission fees, My Online Estate Agent has sold 262 properties across the UK to date worth a total of £66,834,612 with total client savings of £1,002,519.

  • 292 properties sold in the UK worth a total of £66 million
  • Over 8,640 self-held viewings arranged in last 12 months
  • “Exceptional customer service…truly gigantic fee £££ savings!”

The client in question who saved the £1 millionth pound was Stephanie Jackson from Liverpool who has her 3 bedroom property now under offer. Stephanie only listed her home last week and after receiving a high level of interest and multiple offers, she accepted one significantly above the asking price of £199,950.

>Richard Patterson, Director of My Online Estate Agent, comments,
Since we founded My Online Estate Agent back in 2012, it always been the team’s goal to reach the magic £1 million in savings mark. Having sold numerous properties ourselves and balked at the thousands of pounds demanded by traditional high street estate agents for what always seemed very average service at best, we believed there must be a better way.

“With austerity measures still affecting many vendors, we have had a very high uptake of our commission-free online house selling service and in fact have reached the target £1 million mark quicker than anticipated which we believe reflects the way the UK property sales market is moving.”

One of the major distinguishing features between My Online Estate Agent and traditional high street estate agents is that vendors are encouraged to hold viewings with potential buyers themselves. Richard and the team at My Online Estate Agent believe this has many benefits to both buyer and seller alike and have arranged over 8,640 viewings in the last 12 months.

On average clients save £3,445 in selling fees by using My Online Estate Agent and customer satisfaction levels are high with numerous 5* reviews via Trustpilot, the latest, on 6th November 2013, commenting “Exceptional customer service…truly gigantic fee £££ savings!”

Over 350 properties for sale and 191 to rent across the UK are now live on the site and all major portals including Rightmove, Zoopla, Homes24 and Primelocation.  Seller packages start from £299 + VAT and include professional floor plan, portal listing, 12 months marketing, viewings arranged and feedback provided, all buyers financially vetted, assisted negotiations and telephone support.
