Car sharing industry revs up with Wembley Park residents in the driving seat

Car sharing industry revs up with Wembley Park residents in the driving seat

United Kingdom
  • Average car is parked 96.5% of the time (RAC)
  • Europe boasts largest car share service per capita (World Economic Forum)
  • Car sharing to rise from 2% to 15% of cars on road globally by 2030 (Morgan Stanley)
  • Car membership included as standard at new Wembley Park homes (Quintain)

Ask anyone who knows about the auto-mobility industry and the answer is the same: the future of car sharing is revving up. Figures from the RAC show that the average car is used for six hours per week and stationary for 162 hours. That means that the average vehicle spends 96.5% of the time parked.

McKinsey’s ‘Mobility of the Future’ has highlighted “paradigm shifts in auto-mobility” as a result of tightening CO2 regulations and greater public awareness of the harmful impact of cars on the environment. Figures from Morgan Stanley show that while car sharing worldwide currently accounts for only around 2% of the total cars on the road, it is expected to rise well above 15% by 2030.

Car sharing makes complete sense in big cities, and as the years pass the global trend towards urbanisation means that more and more of us will be living in municipalities. The UN’s World Urbanization Prospects report projects that 66% of the world’s population will be urban by 2050, compared to a century earlier, when the figure stood at just 30%. At the same time, the world’s population has risen from 2.5 billion in 1950 to a projected 9.5 billion by 2050. That represents a growth in urban population from ¾ billion in 1950 to 6.27 billion just a century later.

This rapid urbanisation has given rise to car clubs and membership schemes across the world, and the Asia-Pacific region is leading the trend, with 2.3 million users and 33,000 vehicles, based on World Economic Forum data. However, it is Europe that boasts the largest service per capita, with 31,000 vehicles for the region’s 2.1 million users.

In Europe’s biggest cities, car sharing is increasingly being seen as the ideal solution, particularly by young urbanites. Paul Hogarth, Head of Residential Sales for Quintain, who is behind the range of contemporary new homes at Wembley Park, comments,

“Car sharing is the ideal solution for a growing number of Londoners, which is why we’ve built a membership into the benefits for those buying and renting at Wembley Park. Car sharing means that individuals don’t have to worry about taxing, insuring, servicing or cleaning a vehicle they don’t use that often. This is particularly helpful in an area like Wembley Park, which has excellent transport connections, both in to central London and out to the airports and beyond.

“Car share members have the best of both worlds – they have a modern, clean car in good working order on hand whenever they need it, but none of the hassle that goes with car ownership and maintenance.”

Owners at Quintain’s one, two and three bedroom Alto Apartments in Wembley Park, which are available to purchase from £450,000, and renters at Tipi, Wembley Parks’ all-inclusive professional rental service with apartments available from £1,840 pcm furnished (utilities and super-fast broadband included), are eligible for two years’ free membership of Zipcar, along with £25 of free driving credit (rates are from £6 per hour). Zipcar is the UK’s largest car sharing network, with 1,500 cars in London alone. Whether buying an Alto apartment or renting with Tipi, the nearest Zipcar is located on-site, making it ideal for residents who need a car for a supermarket run, a trip out to buy furniture or a weekend away.

According to Zipcar’s findings, the average member saves £3,162 per year (£264 per month) compared to those who own their own vehicle, and Wembley Park residents can save a further £59.50 per year thanks to the two year free membership that comes with their home.

Zipcars are ideal for busy Londoners looking to move freely around the capital. The Wembley Park offer includes fuel, insurance and the Congestion Charge, as well as up to 60 miles per day free of charge, which is more than enough to cover a day of driving around London running errands.

Nor are shared vehicles the only benefit to life at Wembley Park. At both Alto and Tipi, shared facilities have been built into the development in order to enhance community spirit. At Alto, residents benefit from a private water courtyard, fully equipped gym, studio room and spa treatment rooms. Meanwhile, Tipi offers two shared social spaces; The Nest and Deskhouse, which allow residents to relax together over a game of pool, the latest match on Sky Sports or a barbecue on the outdoor terrace.

It’s a family affair – new Tipi build to rent London apartments prove perfect for family living

It’s a family affair – new Tipi build to rent London apartments prove perfect for family living

United Kingdom
  • 48% of landlords rent to families with children (NLA)
  • Apartments with hotel-style service and utilities included in the rent, appeals to London’s families (Tipi)

The prevalence of families living in the private rented sector is increasing and for the first time has overtaken couples as tenants. The days of a clear path from getting married to buying your first home to having children are long gone. The latest data from the National Landlords Association (NLA) shows that landlords renting to families with children in the build to rent market have become more common than those renting to young couples for the first time – at 48% compared to 47% respectively. According to the NLA’s data, it is the first time that families have been the most prevalent type of household unit, as the clear benefits of a professional landlord offering leasing with no lettings fees is becoming clearer.

In the decade from 2004/05 to 2014/15, families living in build to rent units have grown from 30% to 37%. Improving standards across the sector mean that many families with children now see renting as a stable, long term prospect, offering a lifestyle as well as a home.

The UK’s lack of housing, particularly in cities, is also contributing to the rise of build to rent as the option of choice for families. The disparity between salaries and house prices, which in London in particular has made getting onto the property ladder harder to do as well as the affordability of the required lifestyle means customers are drawn to the rental sector in general and the all-inclusive professional landlord sector in particular.

Michael Allen, PRS Director at Tipi, comments on the recent findings;

“The NLA data shows the importance of designing new rental accommodation in London for families with children, not just for single tenants, sharers and couples, though those also remain important markets for us. As a build to rent development, we’ve been able to do just that and we have added family-friendly features and services that make the apartments ideal for family life here in London with Sky Sports, a pool table and outdoor terrace in one of the social spaces, super-fast broadband throughout and a play area for younger children in the acre of private landscaped gardens.

“Tipi’s amenities include apartments with a bathroom for each bedroom, ideal for families with older children and sharers alike. In addition, a range of hotel-style services, such as domestic cleaning, laundry and dry cleaning as well as secure underground parking, are available for families with a busy schedule who need to save time on household chores in order to get the kids to sports clubs, music lessons and social activities. We aim to reduce the life admin for our customers; we go beyond offering rents with utility bills included.”

Within the Tipi buildings, there are two shared social spaces with a lovely community atmosphere that are perfect as a retreat for families with children of all ages. A gym and cinema room are to be added to the available facilities later this year.

Wembley Park is a great choice for families. There are excellent local schools and the on-site community space, Yellow Pavilion hosts a vast range of activities for all ages every week, from football and arts & crafts to street dance and a youth groups. Meanwhile, there is plentiful outdoor space as part of the overall Wembley Park development and the nearby Brent Reservoir, provides a host of pursuits for families with children of all ages, from picnics to bug hunting.

And to top it all off, families at Tipi have easy access to central London for days out at museums and attractions, with Baker Street (and Madame Tussauds) just 12 minutes away on the underground. Wembley Park proudly hosts the SSE Arena, Wembley and London Designer Outlet both on the doorstop.

According to the NLA, renting privately has come to be seen as a stable option for families, with 76% happy with the length of their tenancy, 60% now seeing renting as not being a barrier to family life and 77% seeing their rented property as their home. So as far as families with children are concerned, a home in rented accommodation has become the norm, and thanks to Tipi, ‘normal’ just got a whole lot more exciting.

Apartments at Tipi are available at family-friendly prices, starting at £1,550 per month. Utility bills and 40 Mb/s broadband are included in the rent but ultra-fast speeds of up to 1Gb/s are available as an upgrade, ideal for the many hours teenagers spend watching Netflix or streaming music, and there are no agency fees to pay or end of tenancy cleaning costs.

50 years since England’s last World Cup victory, Wembley Park scores big with Sir Geoff Hurst

50 years since England’s last World Cup victory, Wembley Park scores big with Sir Geoff Hurst

United Kingdom ,

Wembley Park was once more graced with the presence of footballing legend Sir Geoffrey Hurst MBE earlier this year. Sir Geoff visited the north west London site to see for himself just how much it had changed since he became the first striker to score a hat-trick in a Work Cup final back in 1966.

Fifty years on, his impressive feat has still never been equalled. Nor has England managed to recreate a winning team to rival that of Sir Geoff and his fellow footballers, who romped to victory over West Germany in what is possibly the most well-known football match in English history.

Marvelling at how much the area has changed in the past fifty years, Sir Geoff commented,

“Wembley Stadium is the heart of football. First opened to the public in 1923, the new stadium is now surrounded by the regeneration of Wembley Park, creating a sense of pride and place for all residents. Obviously it holds a special place in my heart because of our achievements in winning the World Cup for England in 1966. I still attend almost all England home games and with the whole area now being re-developed by Quintain, it will be even more special to a new generation of fans and local residents.”

Sir Geoff was accompanied by Councillor Muhammed Butt, Leader of Brent Council and a passionate advocate of strengthening relations within Brent’s community, with a focus on local job creation and affordable housing, something which the vast array of new facilities at Wembley Park, the ongoing construction work and the neighbourhood vibe of the area are certainly helping to achieve.

Speaking of the work going into regenerating this part of Brent, Councillor Butt observed,

“Wembley is our main focus for growth and is a hugely dynamic and exciting place to live, work and visit. Building on its fantastic heritage, we want to maintain its unrivalled leisure offer, see more much needed new homes of all tenure built, and new jobs created for local people. We are committed to working with Quintain to deliver the regeneration of Wembley Park and to provide a high quality visitor experience for residents of Brent and London more widely.”

The duo were also joined by Carolyn Downs, Chief Executive of the London Borough of Brent and by senior members of the Quintain team, who were delighted to talk their honoured guests through the work that has been undertaken in creating the newly fashionable Wembley Park district, as well as future plans for the area.

The stylish new homes to rent at Tipi or to buy at Alto Apartments are opening up the area to a whole new generation of sports enthusiasts looking for the perfect location to call home from which to access the SSE Arena, Wembley and Wembley Stadium. For those who would prefer to watch the action from home, each and every apartment at Wembley Park will be linked to ultra-fast 1Gb/s broadband. The area’s sporting prowess is part of its sought-after lifestyle, with residents also enjoying top facilities, from on-site gyms to extensive gardens and a 24-hour concierge service.

Paul Hogarth, Head of Residential Sales at Quintain, comments,

“Each phase of the Wembley Park development includes distinctive features, ensuring that the perfect apartment is available for every resident. From workers wanting quick access to central London (which is just 12 minutes away by Tube), to families with young children looking for great local schools, to singletons wanting great shopping, socialising and entertainment options, Wembley Park is providing the best of London living in a unique parkland setting. Of course it’s also the spiritual home of football – sports fans couldn’t ask for a better location!”

For those looking to rent rather than buy, the brand new, hotel-inspired Tipi apartments at Wembley Park offer the ideal base. Not only does the development boast ultra-stylish, spacious apartments, but it is also home to two innovative social spaces where residents can enjoy living as part of a community. The Nest is the ideal place to work from home or to relax, with superfast, 100 Mb/s broadband, HD TV with Sky Sports and plenty of comfy seating. The Deckhouse also has superfast broadband, along with a pool table, Sky Sports, kitchenette area and outside terrace, making it the ideal place to relax in good company.

Prices at Alto Apartments start at £450,000. Apartments at Tipi can be rented from £1,700 pcm with utilities and broadband included and no agency fees.

Flat-sharing, caring and definitely daring – Wembley Park has it all

Flat-sharing, caring and definitely daring – Wembley Park has it all

United Kingdom
  • Flat-sharing up 300% for 45-54 year olds (Spareroom)
  • Newly built Tipi apartments cater for sharers’ needs right from the blueprints
  • Individual bathrooms, social spaces with pool table, on-site gym & cinema reshape sharing in London

Flat-sharing in London is on the increase, with many renters staying in multi-occupancy homes for longer. According to figures from Spareroom, during the five years up to 2014, flat-sharing rose by 186% for those aged 35 to 44 and by 300% for those aged 45 to 54. At Tipi, the lifestyle-focused rental operator at Wembley Park, the 1, 2 & 3 bedroom apartments have been designed to create the ideal environment for flat-sharers with bedrooms of equal size, a bathroom for each bedroom and rents that include all utility bills and superfast broadband.

Michael Allen, PRS Director, comments on this new generation of shared accommodation available in London,

“The great thing about build to rent apartments is that you can shape them to suit sharers’ needs before the first brick has even been laid. This isn’t about adapting pre-existing properties into shared homes and trying to fit the design into a building that was never intended for that purpose. With build to rent developments like Tipi, features designed for those looking to share their apartment are part of the blueprints.”

Tipi’s two bedroom, two bathroom apartments offer the perfect balance of privacy and shared space. The kitchen, living room and terrace /balconies are open plan and spacious, while the double bedrooms are light and airy. Additionally, many currently flat-sharing in London, will find the novelty of having a separate bathroom in each flat a welcome surprise. The layout has been designed in such a way that tenants can opt to spend time on their own if they feel so inclined, or socialise together in the flat or in the shared social spaces or acre of private landscaped gardens.

For those who are feeling particularly sociable, Tipi’s first two buildings – named Montana and Dakota – feature two delightful shared lounge areas. Montana is home to the Deckhouse, a bright and lively social space complete with pool table, HD TV with Sky Sports, outdoor terrace and kitchenette. Neighbouring Dakota is the home of the Nest, a peaceful shared space (still with HD TV with Sky Sports) that is perfect for home working or quiet relaxation in good company. Both the Deckhouse and the Nest have superfast 100 Mb/s broadband, as well as plentiful comfy seating, with the potential to reserve them for special occasions, enabling residents to use the spaces flexibly to suit their needs.

Flat-sharers at Tipi are also set to benefit from a residents-only gym and an on-site cinema room which are due to be available in the autumn.

The monthly cost of Tipi will also delight many. Prices for the apartments, which range in size from studios to three bedrooms, come furnished or unfurnished and start at £1,700 pcm, with utility bills and 40Mb/s broadband in all apartments included in the cost. There are also no agency fees to pay, which will be music to the ears of the many Londoners.

Tipi offers a host of other benefits to sharers. London Designer Outlet is next door, providing tenants with discounts of up to 70% off recommended retail price (RRP) across 50 high-end retail stores, a 9-screen Cineworld and 20 cafes and restaurants for everyone to enjoy. There is also the iconic SSE Arena, Wembley and Wembley Stadium for those who enjoy live music and world-class sporting events.

And if that wasn’t enough, central London is just a short Tube ride away: Marylebone 9 minutes; Baker Street 12 minutes; Bond Street and Kings Cross 19 minutes; London Bridge 25 minutes and Canary Wharf 32 minutes.

With the private rented sector stepping up so spectacularly, offering a professional landlord flat-sharers can trust, they can have the beautiful new home in a great location and at a reasonable rent that they have been looking for, for so long!

Tipi’s designer living offers ‘beyond home’ experience to London’s residents

Tipi’s designer living offers ‘beyond home’ experience to London’s residents

United Kingdom

The growing popularity of build to rent developments and the professional landlord in the UK has kick-started a wave of interest in building and space design. The race is on for innovative new features that go over and above what tenants might reasonably expect from their rented accommodation.

Nowhere is this felt more keenly than in London. Tipi, the lifestyle-focussed rental operator at Wembley Park, is the perfect example. The team at the Manser Practice, who were responsible for the design of the Nest and the Deckhouse – Tipi’s two social spaces – were encouraged to look ‘beyond home’ for the perfect balance of public and private space.

The Nest offers residents a relaxed way to work from home while enjoying the company of their fellow tenants, with 100Mb/s broadband, soft seating and an HD TV. The Deckhouse is more social in nature, with a pool table, HD TV with Sky Sports, kitchenette and outside terrace and seating area leading on to an acre of private, landscaped gardens.

Rob Owen, Senior Interior Designer at The Manser Practice, shares his secrets of designing ‘the best way to live in London,’ as Tipi strives to be.

What was your inspiration for the Deckhouse and Nest?

We aspired to create spaces that strike the right balance between public and private – places that go ‘beyond home.’ We looked at various spaces that we felt achieved this, such as informal hotel lobbies, student accommodation common areas, break-out spaces in offices and espresso bars where the customer is comfortable enough to stay all day. Inspiration can come from the most unusual places. In this instance we were motivated by vintage games, and even repurposed an old pinball machine. A playful combination of pastels and bright colours pick out key features in the space while a soft and neutral background ties in with the building’s architecture and the finishes in the apartments.

Why did you design the spaces as you did?

We wanted our entrance lobbies to work hard and answer the many requirements of the residents, and we were keen that the whole space felt ‘designed’ and carefully considered from the moment you cross the threshold. The communal entrances and external spaces are integral to the overall resident experience. Both lounges are for relaxing, socialising and entertaining but in different ways.  The Nest has a more restrained palette to give a comfortable and cosy atmosphere ideally suited to working from home or socialising in smaller groups whereas in the Deckhouse the design is more vibrant and conducive to larger gatherings. These differing groups are reflected in the range of spaces and seating provided.

What features did you feel were important to include for private rented sector accommodation?

The spaces had to feel like an extension of the tenant’s private space but also be inviting and exciting enough to be well used, offering a variety of facilities, from places to work to areas to host guests in the evening. Our goal was to create a sense of community through simple yet effective ideas ranging from a book exchange library to pool tables and board games. Superfast broadband is essential in any modern space, and here we have combined this virtual offering with other more tangible amenities like live sport showcases and self-service coffee machines.

Which particularly innovative or standout features would you like to highlight?

The flexibility of both the Deckhouse and the Nest are absolutely key to the design. We designed bespoke and playful modular seating which can be separated to open up the floor space as well as using multiple types of seating that can be used indoors and out. Hidden partitions in the Nest screen off a private area that can be rented out by residents.Apartments at Tipi are priced from £1,550 pcm with no agency fees and include all utility bills and superfast broadband. Ultra-fast broadband is available as an upgrade to 1Gb/s as well as a range of hotel-inspired services such as domestic cleaning, laundry and dry cleaning services.

Proper, pristine pads, not pods – Tipi dispels the myths of build to rent

Proper, pristine pads, not pods – Tipi dispels the myths of build to rent

United Kingdom
  • Size matters when it comes to renting in the capital
  • London’s Tipi showcases the value and services that build to rent can offer
  • Spacious homes, hotel-inspired service and trendy social spaces available from £1,700 pcm

Say the words ‘build to rent’ and many people picture miniscule, pod-style homes with tenants packed in like sardines. However, lifestyle-focused rental operator Tipi, based in Wembley Park, shows there is an alternative, even in superbly well connected parts of London.

Michael Allen, PRS Director at Tipi, explains,

“Build to rent is still an emerging concept in the UK and it’s exciting to be able to shape what the term is going to mean for future generations of tenants. At Tipi we’re delighted to be able to show just how much our customers can get for their money; from the spacious nature of the apartments, to the hotel-inspired service and facilities that residents have at their disposal as well as ultra-fast enabled broadband throughout. It’s about building value into the concept as it takes shape in the UK.”

At Wembley Park, build to rent means well designed, high specification apartments ranging from studios to three bedroom homes, all with exceptional service and a professional landlord you can trust. Living space is open plan, with rooms flowing beautifully into each other and into the outside spaces (almost all apartments come with either a balcony or a terrace and some open out onto the acre of private landscaped gardens). Storage space is built in for a clutter-free life. Bedrooms are full size and bathrooms are spacious.

The generously sized apartments are supplemented by a range of superior shared features. There’s the Nest, a social space which is perfect for working from home or relaxing in the comfortable seating, an HD TV with Sky Sports and superfast 100 Mb/s broadband. Then there’s the more social Deckhouse, with its pool table, kitchenette, HD TV with Sky Sports, 100 Mb/s broadband and an outdoor terrace. The spaces can be used informally and also reserved for special occasions. An on-site cinema room and residents-only gym are due to be added in the autumn.

That is not all though. At Wembley Park the build to rent concept also incorporates a plethora of services and amenities. There’s a dedicated on-site Tipi team to provide information and support, a concierge to sign for parcels and assist with queries, and the MyTipi portal to help with everything from arranging a cleaner to having your dry cleaning and laundry done. Within each apartment and included in the rent 40 Mb/s broadband is available from the moment the customer moves in, and the option to upgrade to 100Mb/s or event 1Gb/s is open to everyone at a reasonable cost. Utility bills are also included in the rent and there are no agency fees.

Surprisingly, such a comprehensive service is available from as little as £1,700pcm, which is incredible considering Wembley Park’s location – residents can travel to Baker Street in 12 minutes, Marylebone in 9 and a whole range of central London stations within 20 minutes. There are direct Over and Underground routes from Wembley Park, Wembley Stadium and Wembley Central stations.

Tipi also showcases the flexibility that the build to rent sector offers. Tenancy agreements offer a range of terms and are adaptable in case current tenants wish to upsize or downsize. They suit singles, families and sharers (the two bedroom/two bathroom apartment is particularly well suited to professional sharers due to its layout).

Wembley Park: London’s newest round-the-clock all-round destination

Wembley Park: London’s newest round-the-clock all-round destination

United Kingdom ,
  • Night Tube service to begin in the Autumn
  • 1,300 new residents and 2,000 students now living in Wembley Park
  • Friday and Saturday night Tube passenger numbers up 70% since 2000

With the introduction of the Night Tube service, Wembley Park is on track to become one of London’s best connected 24-hour neighbourhoods.

Some 1,300 new residents and 2,000 students now live in the area, a number set to rise considerably over the next few years, many of whom fall into the lively millennials age range.

The buzzing district provides the “work hard, play hard” generation with the perfect life balance, thanks to an array of late-night shopping and dining options at London Designer Outlet as well as music and sports events at venues across Wembley Park.

Demand for a Night Tube service has soared over recent years, with passenger numbers on Friday and Saturday nights up by around 70 per cent since 2000. Trains will run every 10 minutes on average across the entire Jubilee line.

Developer Quintain’s COO, James Saunders says: “The plethora of rail and road connections, including the much anticipated Night Tube, mean the area is well connected for those returning home late from central London to Wembley. It will be especially welcomed by our residents who work in Canary Wharf, go for an evening out in the West End and return home to Wembley Park late in the evening.”

Equally, those travelling into the neighbourhood for a gig at The SSE Arena, Wembley, or a match at Wembley Stadium will never have to dash for the crowded last tube home again. In addition the thriving Wembley Park entertainment and restaurant scene is already attracting new visitors to an upcoming corner of London that’s full of surprises.

James Saunders continues: “We’ve designed Wembley Park to be the ideal urban lifestyle location. For the daylight hours the thriving area is packed with shops, green spaces and community venues. After dark there are many bars and restaurants open late.”

In response to the increased demand from those wishing to live at Wembley Park, apartments are available to buy off-plan and to enjoy a 24-hour concierge service, a residents’ gym and spa treatment rooms as well as private and public landscaped gardens. The apartments are located just five minutes’ walk from Wembley Park station affording you access to the west end in less than 20 minutes.

Tipi, the lifestyle-focussed rental operator at Wembley Park opened in March 2016 with 141 brand new 1, 2 & 3 bedroom apartments, the rental offer includes all utility bills and 40 Mb/s broadband, secure underground parking and spacious social spaces. As the apartments are owned and professionally managed by the on-site team there are no agents’ fees to pay.

Tipi – taking the pain out of renting in London

Tipi – taking the pain out of renting in London

United Kingdom
  • 60% of Londoners will rent their homes within 10 years (PwC)
  • Simple leasing process with no agency fees attracting attention at Wembley Park (Tipi)
  • Tipi apartments available from £1,550 with utilities and broadband included

Once upon a time, renting a new home used to be a stressful process. Endless phone calls, time wasted waiting around for agents to turn up for viewings, endless paperwork and spiralling agency costs were just a few of the hassles that made up the process. But now, thankfully, there is another way.

Michael Allen, Head of PRS at Tipi, the lifestyle-focused rental operator at Wembley Park, North West London, explains,

“In the year 2000, 60% of Londoners owned their own home, but according to PwC’s research, 60% of the capital’s population will be renting by 2025. We feel that it’s time those renters got a better deal, so that’s precisely what we’ve done at Tipi. From the quality of the apartment to the superb, hotel-inspired amenities and services, Tipi is all about taking renting to the next level for Londoners.”

Tipi’s rental process itself exemplifies this new approach. Interested customers book a viewing with the on-site Tipi team, enjoy a one-to-one tour and then select the apartment they love the most. A flexible range of lease terms is available, designed to suit the differing needs of individual tenants rather than force a ‘one size fits all’ approach on renters.

Reservations can be made with the Tipi team or online and references are checked by a friendly online agency. Documents can be signed online and payment transferred electronically. Then all the renter has to do is turn up and collect their keys.

The simple leasing process will be seen as a breath of fresh air for many of those who rent in the capital, particularly when they discover that the agency fees for the process come to the grand total of £0.

This simplicity is carried through to other areas of the Tipi development. Utility and broadband bills for the one, two and three bedroom apartments are included in the rent, thus reducing tenants’ life admin. Superfast broadband is instantly available throughout the building – so new tenants don’t have to waste time finding a provider, arranging installation and setting up a new account.

The online My Tipi service makes things even easier. Tipi customers can use it to take care of everything from ordering cleaning services to arranging to have their washing or dry cleaning done.

Apartments at Tipi are priced from £1,550 pcm. Not only does that include a stylish home, utility bills and broadband bills, but there’s also a hotel-style concierge service and the Deckhouse and Nest shared lounges, which include comfy seating, Sky Sports, a pool table, kitchenette and more. There’s even an outside terrace off the Deckhouse, as well as the acre of beautifully landscaped water gardens surrounding the building.

By providing Londoners with an all-inclusive, hotel-inspired rental service of this nature, Tipi has raised the bar when it comes to renting, turning the fairytale dream of a happy, painless rental process in London into an everyday reality.

Opening of Tipi’s second building heralds success of Wembley Park’s new build to rent offering

Opening of Tipi’s second building heralds success of Wembley Park’s new build to rent offering

United Kingdom
  • Tipi’s second apartment building, Dakota now open
  • First customers moved in
  • Hotel-inspired services and superior apartments striking a chord with Londoners

Build to rent is taking off across the UK as renters see the benefits of a professional rather than a private landlord. The needs of ‘generation rent’ are firmly on the agenda, with the Department for Communities and Local Government allocating £1 billion for build to rent development, as well as appointing a taskforce and champion to drive the cause.

Within London, the impact of this new enthusiasm for build to rent is already being felt, in the popular Wembley Park area. Developer Quintain has just launched its second purely rental apartment building, Dakota, which forms part of the Tipi development.

Michael Allen, Head of Tipi, shares details of the newly opened building,

“We’re delighted that Dakota opened on schedule, with the first customers moving in on the day we opened. We look forward to welcoming them to a new era of renting in London.

“Dakota is the second Tipi apartment building to open at Wembley Park and follows the success of our first building Montana, which has attracted renters from across the capital and beyond. Our aim of making Tipi the best way to live in London certainly has struck a chord with those looking to rent high quality, contemporary accommodation in a super-connected area.”

Dakota provides a selection of one, two and three bedroom apartments, all finished to a superior standard and are available furnished or unfurnished. Most enjoy their own private balcony or terrace and full furniture packages are available. The building, along with Montana, surrounds an acre of landscaped gardens with stunning water features.

Customers of Dakota benefit from a range of hotel-inspired services, including a 24 hour concierge, night security and the Nest – a social space with soft seating, HD TV, dining table and 100Mb/s broadband for those wishing to use it to work from home. Each apartment comes with 40Mb/s as standard and broadband is included in the rent. The Nest follows the popularity of the Deckhouse in the adjacent Montana apartment building, which provides residents with a pool table, HD TV with Sky Sports, kitchenette and outside terrace for enjoying the warmer weather.

Thanks to its Wembley Park location, Dakota also provides customers with easy access to London Designer Outlet, with its 50 stores, 20 restaurants and coffee shops and nine screen Cineworld cinema, as well as the plethora of entertainment on offer at the SSE Arena, Wembley and Wembley Stadium*.

Apartments are priced from £1,650 pcm with no agency fees, lower than average security deposit and electricity, water & superfast broadband included in the rent

Five ways that millennials are reshaping the UK housing sector

Five ways that millennials are reshaping the UK housing sector

United Kingdom

As the UK’s millennials approach their prime spending years, the impact of their personal priorities is being seen across the economy. Their preference for experiences and lifestyle over possessions, including their firm position as part of ‘generation rent’ is creating a significant shift in the country’s housing sector. The first wave of this change is currently being seen across London, with the rest of the UK tipped to follow in the capital’s footsteps over the coming years.

According to the NatWest Millennials Home Buying Survey, 47% of millennials feel that they are in generation rent and 78% believe that the UK’s wider economic conditions have negatively affected their chances of becoming home owners.

However, rather than feeling despondent about their lack of home ownership prospects, many millennials are turning the situation to their advantage and instead demanding more from their rental accommodation.

Here are five ways that millennials are reshaping the UK housing sector:

1.Social spaces

In the US the trend has seen urban millennials seeking out smaller and more affordable private space, which is offset by large, shared social spaces. The trend has quickly leapt across the Atlantic and caught on in London, as exemplified by the capital’s brand new lifestyle-focused rental operator, Tipi.

The brand new one, two and three bedroom apartments within Tipi’s first two buildings, Montana and Dakota, are complemented by two spacious shared lounges and an outdoor terrace area, in addition to the development’s acre of gardens. Residents can relax in their own high spec, beautifully furnished apartments, or head to the lounges for company while they play a game of pool, watch Sky Sports or surf the net and make use of the freely available superfast 100 Mb/s broadband.

In January 2016 figures from Statista highlight the importance of socialising to millennials. They show that 51% stated that socialising was where their remaining disposable income was most likely to be spent. By providing in-house social areas, Tipi has helped to cut the cost of meeting this need to socialise for its residents. Offering social spaces with Sky Sports and a pool table together with furnished decking and an acre of private gardens has been a key attraction to our new customers.

2.Flexible contracts

Michael Allen, Head of PRS at Tipi, comments,

“Millennials’ spending power is huge and they are bringing a new dynamic to the private rented sector. As a group they want stability but also flexibility, so Tipi provides them with a long-term landlord that they can trust but with flexible contract terms. They can upsize and downsize with minimal hassle incurring no additional fees – and there are no agency fees to pay when it comes to taking up a contract as Tipi are not a lettings agency; we own, manage and lease our own apartments.”

3.Community focus

Millennials also want to be part of a community. At Tipi it’s not just the social spaces within the buildings that facilitate this. Tenants can also enjoy the vast array of services, clubs and activities available at Wembley Park, the home of Tipi.

The author, Micah Solomon observes this need for being part of a community in his book, ‘Your Customer Is The Star: How To Make Boomers, Millennials, And Everyone Else Love Your Business.’ He notes that millennials are more likely to shop and dine in groups than previous generations, making Tipi, which has London Designer Outlet with 50 high street shops and 20 restaurants and cafes just a stone’s throw away, the perfect base. Millennials are also more likely to travel on holiday in groups and with Heathrow and London City airports reachable in 45 minutes (and Gatwick in 65) from Wembley Park, this is an added attraction.

4.Love of technology

Millennials are also characterised by their fondness for using technology. They avoid human contact were self-service is a viable option, though paradoxically demand authentic, personalised customer service in other areas. This is also shaping services within the housing sector.

At Tipi, the My Tipi portal can be used to do everything from paying rent to arranging domestic cleaning and laundry services. At the same time, there’s the friendly Tipi team on site to provide true, personalised customer service whenever required not to mention the 24 hour concierge. It’s the perfect blend.

5.Keeping in shape

Tipi is also set to offer customers an on-site gym and cinema room, both of which are due to open later this year. Trainfitness recently surveyed 2,000 individuals regarding their gym habits, finding that 34.7% of those aged 18-34 currently have a gym membership. Significantly, 42.5% confessed that it was the cost that prevented them from joining, hence the value that Tipi has placed on including a gym that all residents are welcome to use for free.

Trainfitness also found that 11.7% of 18-34 year olds haven’t joined the gym as it is too far away, while 26.7% reported being demotivated by the weather and 20.1% by dark nights – all problems that an on-site gym is perfectly placed to resolve.

Just as it makes socialising and exercising more convenient, so too does Tipi support millennials’ needs in other ways. There are no agency fees for those who take up tenancies there. 40 Mb/s broadband is available as standard in every apartment and is included in the rent, as are most bills. This reduction in life admin is most certainly in tune with millennials’ requirements.

As this new generation gets ready for their prime spending years, it is hotel-inspired rental offerings such as Tipi that blend service with experience that are set to provide millennials with the urban lifestyle they are seeking.

Apartments at Tipi are priced from £1,650 pcm including broadband and utility bills, with no agency fees to pay.
