New book ‘Moving to Portugal’ is essential reading for anyone considering a new life overseas

Portugal

Have you ever visited a picture perfect sun drenched destination and wondered what it would be like to live there? Louise and Ben Taylor did, finally deciding to make their dream a reality and move from the UK to Portugal two years ago.

Indeed, moving abroad can be a nerve wracking experience but for those who are a little unsure of where to start, why not get some advice and ideas from the expert expats?

Documenting their life-changing experience, Louise and Ben’s new book, ‘Moving to Portugal’ is a warm and witty tale of why, when and how this central London couple decided to throw in the towel and set up a new life in the elegant town of Tavira in the Algarve.

Split into two sections, ‘Moving to Portugal’ examines the highs and lows of relocating abroad, covering the couple’s first two years of challenges as well as offering hints, tips and advice – essential reading for anyone considering a new life overseas.

Author Ben Taylor comments,

“Relocating abroad can be one of the best things you will ever do, but it is a big step and is something that needs a lot of consideration. For us, Portugal made the ideal overseas living destination with medieval castles, quaint villages and beautiful coastlines; it’s hardly surprising that the nation is now climbing its way up the ladder, becoming the fourth most popular destination in Europe for property searches among Brits according to Rightmove Overseas.

“Our journey towards a new life in the sun was, at times, a real roller-coaster ride but we never once looked back and as a result, we now have a beautiful home in a wonderful country and couldn’t be happier.”

Taylor continues,

“Our book, we feel, gives an honest picture of life in the Algarve and what to expect. My wife and I really wanted to put something together that documented the life of two people who had actually been through the experience – we think the best advice comes from the people who have lived through it and came out the other end. We really hope that readers will connect with ‘Moving to Portugal’ and that it will help steer them in the right direction.”

Forget Generation Rent, renting from cradle to grave becomes an ever more likely prospect for millions

United Kingdom

Dubbed “Generation Rent”, it seems that nowadays more Britons are renting than buying property in the UK with The Joseph Rowntree Foundation predicting recently that 1.5 million extra 18-30 year-olds will be priced out of buying property over the next eight years. With this in mind, it appears that the idea of renting from “cradle to grave” is becoming ever more likely.

According to a study by the Association of Residential Letting Agents (ARLA), tenants are staying longer than ever in their rental properties with the average tenancy in the UK now at a record high of 20 months.

Meanwhile many letting agents have seen an adjustment in the type of tenant enquiries they receive. No longer just attracting young, single people, ARLA discovered that around 55% of enquiries now derive from couples or young families. Disturbingly, millions of British families are entering a period in which renting becomes the norm as banks refuse to lend, house prices rise and wages drop with a report commissioned by the Resolution Foundation and Shelter from Cambridge claiming that over the past five years, there has been a massive 86% increase in families with children renting their homes.

However, it’s not just families who are settling for rental accommodation. HomeLet, the UK´s largest supplier of referencing to the lettings industry recently discovered that the percentage of tenants aged between 66 and 70 who have moved into rented accommodation from home ownership has increased by 41% compared to a year ago.

James Davis, CEO of UK lettings specialist Upad comments,

“It seems that more and more people are continuing to rent and could be for some time. For the average Joe, we often start our adult lives living in rented accommodation with the hope of buying our own home later down the line; however the credit crunch and high house prices have forced many potential homebuyers to remain as tenants and this doesn’t look set to change anytime soon.

“The figures really do speak for themselves with 18-30 year olds and families being priced out of the property market, struggling to raise enough for a deposit while older individuals downsize from home ownership into private rental accommodation as pension income and investments fall and reliance on the equity released from selling their homes becomes even greater. We really are renting from cradle to grave.”

It seems as though people’s attitude towards home ownership is shifting as it begins to look more and more like an unattainable aspiration. Data compiled by SpareRoom.co.uk recently showed that 48% of people admitted they would be happy to rent long-term if only there was less pressure in the UK to own a home.

Davis comments,

“For many hopeful property buyers in the UK, the dream of owning a home is looking like it could be exactly that – a dream. Unfortunately, people’s attitudes have had to change as Britons acknowledge renting as a “way of life”.

As one of the UKs largest and fastest growing letting agencies, Upad specialise in helping professional tenants rent properties from landlords directly by allowing landlords to manage their own viewings. Last year alone, 107,000 tenants asked Upad for help finding a home.

The tennis club, part of the prestigious Hotel Puente Romano situated in the heart of the golden mile staged a successful tournament back in 2010 which saw two time French open champion, Serge Bruguera beat former Wimbledon winner Richard Krajicek while Younes ElAlanoui took the crown last year after defeating Pat Cash and Ronald Agenor in a very exciting three-way final.

And the success it set to continue this year with thousands of visitors flocking to Marbella between the 24th and 26th August to witness all the sporting action.

Marc Pritchard, Sales and Marketing Manager of leading house builder Taylor Wimpey España and self-confessed tennis fan, explains,

"International events of such magnitude help boost Marbella’s and indeed Spain’s global appeal and of course, it doesn’t hurt that world events such as these are located in parts of Spain where the sun always shines. Building on the Costa del Sol’s clear appeals, we are happy to announce our pre –released development at Los Arqueros Beach in Marbella, where for the first time in 15 years we are able to offer properties in Marbella with direct access to all amenities and the beach from just €205,000.”

And for the next generation of budding tennis stars, Taylor Wimpey España has some excellent properties on offer in Spain at only 4% VAT until the end 2012 located just 10 minutes from superb tennis courts, ideal for practicing your serve.

La Floresta de la Mairena is set in beautiful surroundings which have been declared a natural biosphere reserve by UNESCO. The development benefits from stunning views towards the oak and pine forest as well as towards the sea.

Holiday makers and property investors look to emerging European markets as an alternative to the Eurozone

Albania

Emerging European economies saw around 150 million tourists visit in 2011, spending almost $100bn according to Marcus Svedberg of leading independent asset manager specialising in emerging markets, East Capital. And, with currencies in developing European economies maintaining their value as the euro dips, it seems both holiday makers and property investors are looking at emerging European markets as an alternative to the Eurozone.

Svedberg highlights that the increase in tourism in Emerging Europe is not a new thing, but rather a steady trend. To back this up, unique data from leading overseas property portal TheMoveChannel.com reveals that enquiries for Albania and other emerging European nations of Poland, Czech Republic, Russia, Turkey, Hungary, Romania, Bulgaria, Croatia and Latvia increased by 10% in the first quarter of 2012 compared to the last quarter of 2011.

Meanwhile, with a cloud of uncertainty hanging over the fate of the common currency, investors have begun to transfer their money into emerging Europe, seen now as positive territory when compared to the collapsing markets in Western Europe.

Ravin Maharajah, Partner of Lalzit Bay Resort & Spa, a 5* luxury residential development located on Albania’s hotly tipped Adriatic coastline comments,

“Investors are looking towards emerging European nations as a safe haven with investors seeking to take advantage of cheap borrowing costs thanks to the European Central Bank´s new lows in deposit interest rates.

“With rising tourism, where travel has been especially strong through Eastern Europe with occupancy rates increasing by 7.5% in early 2012 according to the European Travel Commission, property investors should look no further than the attractive emerging markets in Europe right now.”

When it comes to just Eastern Europe, further data from TheMoveChannel.com has shown that the number of enquiries for Eastern European property increased by an impressive 203% last year. As well as this, Eastern Europe’s share of the total number of enquiries on TheMoveChannel.com database has grown by 11% this year compared to the whole of 2011.

Maharajah explains,

“Tourism and investment in emerging European markets particularly within Eastern nations has grown considerably. Albania for instance has experienced a surge in tourism levels founded on not only new regional transport infrastructure and economic improvements but a greater awareness about what Albania has to offer in terms of beaches and history. At Lalzit Bay we have seen an abundance of businesses popping up around the development thanks to a new road that connects Lalzit to the main highway – great news for investors. As well as this, the weak euro has meant that we have seen an increase in potential UK buyers wanting to take advantage of the amazing value they can get on a €30,000 property at Lalzit Bay.”

Lalzit Bay Resort and Spa offers a premium, exclusive product to investors who want the benefits of villa ownership including private gardens and terraces, exclusive services and more privacy as well as a range of facilities including private swimming pools, a BBQ area, tennis courts and superb restaurants for as little as €30,000.

For more information on the Adriatic’s secret jewel please contact Lalzit Bay on 0845 125 8600 or visit www.lalzitbay.com.

TheMoveChannel.com: Search, Videos, Sharing and Big Pictures!

United Kingdom

TheMoveChannel.com has launched a cutting-edge new interface for browsing its property listings, making it even easier to find property for sale from around the world.

The redesign, unveiled today, includes a long list of new features that give property buyers a chance to see the bigger picture – literally. Listings on the overseas portal have been remodelled around each property´s photos, helping homes to catch the eye of their new owner.

Interactive maps pinpoint the property location, while an intuitive full-sized image slideshow can be viewed direct from the results page, helping create that crucial first impression as soon as buyers start their hunt.

The search filters have also been completely overhauled, to make it much easier to personalise and customise the results to find exactly what you´re looking for. You can also store multiple shortlists of property you may be interested in, send these properties to a friend or enquire about them in one go. And if you love the properties that you see, you can share them on all your favourites social media direct from the results page.

One of the biggest changes – and most appropriate for the brand, is that buyers can now take a closer look at their future home thanks to TheMoveChannel.com´s dynamic new premium video service. The innovative feature, available to sellers for only £2 per month per listing, uses vibrant text and tailored voiceover to paint a colourful moving picture of a property without the hassle of running around with a video camera. As well as playing a vital part in each listing, the video is exhibited on TheMoveChannel.com´s dedicated YouTube channel and sister portal TheMoveChannel.tv, giving investors and the chance to view a property´s full potential in seconds.

See a pretty property? Pin it on Pinterest. Want to tell the world where your new home is? Tweet all about it. Playing matchmaker for someone else? Add the suitors to a shortlist and email them the properties directly – or save them for later.

TheMoveChannel.com Director Dan Johnson comments: "We´re really proud and excited to present this new look for TheMoveChannel.com. It´s an old adage that pictures sell property and we firmly believe that, so we´ve put images where they belong: right at the front. The result is a fresh new look for the UK´s leading overseas property portal and a great chance for both buyers and sellers to show off their dream home."

"We´ve made it even simpler for buyers to search for a home. People today have less time to house hunt but expect more from property portals. They want to be able to browse easily and take a close look at their prospective home before making an enquiry. So we´ve removed pages from our results altogether, letting buyers quickly scroll through their options before choosing a favourite. Then, our new videos give them the chance to explore each property in more detail.

"But sellers are feeling the squeeze too. In tough economic times, people wanting to advertise their property need as much help as they can get. Our optional video service provides superb reach and great value – at only £2 per month, it costs less than a pint of beer in a London bar!"

First purpose built student housing investment launches in the “new opportunity market” of Brighton

United Kingdom

With nearly 3 years’ experience as innovators and pioneers of purpose built student accommodation under their belt and over 100 student rooms already sold in 2012 alone, Property Frontiers are once again leading the field with the launch of The Regency in Brighton.

Capitalising on the growing demand from not only domestic and international students but investors alike for purpose built accommodation in the South of England, The Regency presents a higher grade of student accommodation with large and luxurious self-contained studio apartments available with a deposit of just £35,250.

Identified as a “new opportunity market” by Savills, the coastal city of Brighton presents the perfect imbalance between supply and demand with only 5,576 bed spaces for over 34,000 students, of which 24,460 are full time (Jones Lang LaSalle – Brighton Student Demographics July 2011).

As Ray Withers, Chief Executive of Property Frontiers, explains,

“Located just 52 minutes direct by train from central London and 24 miles south of Gatwick international airport, Brighton is a stable and high value property market in its own right. With a total population of some 247,000, the student community comprise a significant 10% yet their needs for housing have simply not been met – until now!”

Home to two well respected higher education institutions, the University of Brighton with 14,620 students and five campus locations and the University of Sussex, home to 9,840 full time students, Brighton is a popular choice, ranked the third best student investment location recently by Knight Frank.

Approximately 10% of the total student population are from overseas yet both universities only provide accommodation for a small number of their students. Over 77% of all students, some 18,900, have to find alternative accommodation usually by living at home or in the already crowded private rented sector.

Indeed the local council authorities are well aware of the student housing shortage and fully support new development initiatives such as The Regency. As stated in the Brighton & Hove City Plan: Student Housing Policy Options Paper, “[Brighton & Hove] council wants to take a positive and proactive approach to new student accommodation to ensure that they are located in the most suitable places in terms of accessibility and impacts on the amenity of surrounding areas.”

Comprising 39 self-contained luxury studio apartments delivered fully furnished and finished to the highest standard, The Regency will be sure to meet today’s students exacting demands. Larger than the majority of purpose built student rooms, studios at The Regency are located close to the city centre, minutes from two large University campuses, shops and amenities and 25 minutes’ walk to the beach and the iconic Brighton Pier.

Even with The Regency occupying a prime location in the south of England, rooms are competitively priced starting from only £70,500 for a standard studio rising to £114,175 for the limited number of twin studios. Net yields of 8% are assured in the first 2 years and in addition, unlike other student developments, there is a favourable payment plan with interest of 5% pa paid on all deposited funds during construction.

Working in partnership with an expert student accommodation developer with over 15 years’ experience and the UK’s leading independent student accommodation manager, CRM Students, completion is due in summer 2013 and studios at The Regency will be let for 44 weeks during term time and for 6 weeks during the summer to language schools who visit the city.

Is your sex letting you down? Over half of UK landlords care about the gender of their tenants

United Kingdom

Finding a place to rent can be hard enough but what if your sex was a deciding factor in whether you get your foot in the door of your potential new pad? According to new survey data from expert online lettings agent Upad, over half of UK landlords care about the gender of their tenants.

Asking 885 landlords in their latest survey, Upad discovered that the sex of a tenant was a genuine concern for 57.4% of respondents with James Davis, CEO of Upad commenting,

“Who’s the better sex – men or women is probably one of the oldest debates in the book. Like it or not, gender can sometimes be a deciding factor in whether a person makes the cut even in the rental arena. In our survey, we really wanted to see if the sex of a prospective tenant actually matters to landlords and from our research it appears that it does.”

When asked “who makes the best tenants?” it seems that gender stereotypes still apply with one respondent explaining:

“Men make better tenants. They can (usually) change light bulbs, they know how the central heating works, and they’re more likely to carry out minor repairs than women. Men are more easy going, they take care of the small things – generally they just want a roof over their heads.”

Meanwhile, speaking in favour of female tenants one respondent commented:

“On average, females are tidier which means less maintenance. Females also seem to like their outside space being picturesque and generally do more in the garden – cutting the lawn and keeping it tidy. Females are also more in control of finances then males, I find I get on time payments from female tenants and they are also more likely to stay put.”

A landlord himself, Davis remarks,

“Based on our findings it seems that the majority of landlords have a gender preference with the typical typecasts of men being good at general maintenance and women being clean and tidy still very much in association. However, what was interesting was the fact that while men and women can be penalised for various different reasons, it seems singletons are in the firing line as well. When we asked landlords “who makes the best tenants?” a number explained that they were more in favour of couples as both parties fulfil certain jobs in the home.”

In relation to this, one respondent in Upad’s results noted:

“Both genders have their pros and cons but ideally I prefer couples as tenants. You often find one is good at keeping things clean and tidy and the other is good at sorting out the little things. Also, couples tend to be the best long-term tenants particularly if they have a child. I just tend to avoid sharers in favour of couples.”

Whatever your preference, landlords seeking the best tenants should look no further than the UK´s market leading online lettings agency, Upad. As one of the UKs largest and fastest growing letting agencies, Upad specialise in helping professional tenants rent properties from landlords directly by allowing landlords to manage their own viewings.  Last year alone, 107,000 tenants asked Upad for help finding a home.

Upad’s  tenant-finding services start from just £99 + VAT per property with an even cheaper rate for rooms. For more information please contact Upad, on 0333 240 1220 or visit www.upad.co.uk.

EXCLUSIVE VIDEO: Going for Gold! The race is on as savvy investors snap up London hotel rooms near Olympic sites

United Kingdom

Keen to avoid awkward situations as seen with the unfilled seats at the start of the Games last week, London’s hotel industry has been working hard to ensure that available rooms are filled during the Olympics and in keeping with ‘London 2012 Legacy’ – beyond.

And it seems that the effort has paid off with STR Global reporting that hotel occupancy in London reached almost 85% during the opening weekend of the Games and average room rates at £224.72 between Friday 27th and Sunday 29th July 2012.

At present, London hotels are busy particularly around the Docklands and Greenwich areas, an area notoriously short of beds, where occupancy has high jumped its way to 94.9%. This is one performance certainly deserving of a gold medal considering no host city over the past four Olympic Games has exceeded 90% hotel occupancy.

Commenting on this demand and the positive occupancy levels of hotels in London, Stuart Johnson, Head of Business Development at Property Frontiers, a Londoner himself who recently visited the up and coming Docklands area, said,

“Living and working in London, I can certainly vouch that tourism to the Capital is thriving! The Olympic effect is forecast to increase overseas visitor numbers from 30,000 to 60,000 per night this month alone according to the European Tour Operators Association and over US$700 million has already been spent by international guests according to VISA Inc.

“Indeed as PwC recently explained, the Olympics will have a long-lasting positive effect on London´s hotel industry given the investment that has been hammered into new and existing London hotels. The budget hotel sector alone has grown by 60% in room supply and we have seen investor interest in our project, the Holiday Inn Express – London ExCel, just minutes from the Olympic venues of ExCel and the O2 arena, spike so greatly since the Games began that only 13 rooms remain available.”

Situated less than 1 minutes’ walk from the Royal Albert Dock DLR station allowing access to the City in 22 minutes, the Holiday Inn Express – London ExCel is a superb investment opportunity. The spacious hotel rooms, operated by the global brand Holiday Inn Express, are very good value for money, priced 22% below RICS valuations, with 50% non-status finance available plus VAT paid by the developer resulting in a further saving of £25,000.

Priced at £125,000 with double digit NET yield of 10.5% by year 5, contact Property Frontiers today on 01865 202 700 for more information or visit http://www.propertyfrontiers.com/Tour-Olympic-London/index.php to watch Stuart Johnson’s exclusive video.

Scandal in Scotland! Home of the brave also home of the ripped off tenant

United Kingdom

More than £100,000 could be repaid to private tenants who have been charged illegitimate fees by letting agents according to housing charity Shelter Scotland.

In spite of being illegal in Scotland, the housing charity which launched “reclaimyourfees.com” in May this year, a special website designed to help private tenants across the country reclaim charges, revealed that some tenants were made to pay for unlawful services such as duplicate copies of a lease, inventory checks and preparation. As a result, around 870 people have begun proceedings for repayment of their fees.

With concern that some letting agents are ripping tenants off in Scotland with variable fees and significant up-front charges, expert online lettings agent Upad surveyed hundreds of tenants across the UK with a focus on Scotland asking tenants if they felt they were being “ripped off”.

The survey asked tenants across the UK what the most pressing issue was nowadays and discovered that high deposits and getting them returned was one of the biggest factors with a significant proportion of tenants revealing that they were made to pay up to and beyond 12 months deposit.

More specifically, deposit issues were of great concern to Scottish tenants. With this in mind, new schemes have recently been launched which require all Scottish landlords to protect tenants´ deposits. Three government approved schemes – SafeDeposits Scotland, The Letting Protection Service Scotland and MyDeposits Scotland will target those who continue to stain the reputation of the private rented sector and provide a fair, cost effective approach that safeguards tenancy deposits.

As well as deposits, other issues for Scottish tenants included property maintenance and privacy with a number of Scottish respondents highlighted that they would like more concealment away from neighbours. One respondent explained:

“The for rent sign stays up for months on end to let everyone know that you’ve rented out the property – more privacy would be great.”

Meanwhile, an additional concern identified in the survey was the role that lettings agents play. The survey revealed that while 73% of respondents across the UK rented property from a lettings agent, 93% were concerned that they were being charged sky high fees. 79% said that the level of service they received did not reflect the fees they paid with one disheartened respondent explaining that they paid £444.00 for a very slow reference check.

When asked how much they paid to move into their current property excluding rent and deposit, a number of UK based respondents revealed that they paid up to a whopping £5,000 with 78% stating they had to pay an extra fee on top ranging from £100 to £800 while in the deposit stakes some tenants revealed that they had paid up to and beyond 12 months.

James Davis, CEO of online lettings agent Upad comments,

“There is no getting away from the fact that tenants feel ripped off in Scotland – charges are too high and deposits often aren’t returned without issues. There are so many concerns affecting Scottish tenants nowadays it’s hard to put your finger on just one but they’re mostly focused around getting a fair deal.  It’s good to see Shelter’s “Reclaim Your Fees” operation in Scotland has helped and that government schemes are being put in place to ensure that lettings agents across the UK aren’t able to exploit tenants and undermine the work of good letting agencies who do play fair.”

With tenant demand increasing in Scotland, tenants looking for a fair deal should look no further than the UK´s market leading online lettings agency, Upad. As one of the UKs largest and fastest growing letting agencies with a new dedicated service in Scotland Upad specialise in helping professional tenants rent properties from landlords directly by allowing landlords to manage their own viewings.

Last year alone, 107,000 tenants asked Upad for help finding a home.
