The latest data from prime letting agents, Barton Wyatt, has revealed that, for the first time in 3 years, UK nationals are once again dominating the rental market in North Surrey.

Assessing the nationality of the multi award-winning agent’s rental clients, 36% of tenants to date in 2014 have been UK nationals, edging ahead of US nationals at 27%.

In total Barton Wyatt let properties in the North Surrey area (which includes the affluent village of Virginia Water and the auspicious Wentworth Estate) to tenants of 13 different nationalities in 2014 from Australians to Japanese, Russians to Spanish, reflecting the true multi-cultural diversity present.

Commenting on the findings, Barton Wyatt Partner, James Wyatt, says,

“The rental market in North Surrey is dominated by corporate tenants, businessmen and women from all over the world who have relocated to work in the plethora of energy, pharmaceutical and finance companies with offices here but also affluent parents from overseas looking for a first class education for their children.

“We are blessed with not one but two international schools on our doorstep, TASIS (The American School in England) and ACS, not to mention Heathrow International Airport just minutes away, which makes this area perfect for foreign nationals and their families relocating for business or indeed in search of a British education. In fact 61% of our 2014 rental clients are sending their children to international schools.

“Americans in particular have always found this part of Surrey highly appealing as our rental figures over the last few years have shown – even Brangelina and their brood rented a property on the Wentworth Estate last year!”

In line with a recovering UK housing market and growing private rented sector however, the number of domestic tenants renting in North Surrey is on the up. Back in 2011, only 24% of Barton Wyatt tenants were from the UK in comparison to 45% from the US. The number of UK tenants did rise in 2012 to 35% but numbers were still dwarfed by US tenants at 46%. 2013 showed a similar trend with UK tenants accounting for 30% and US 42% however the latest data for 2014 reveals that, for the first time in 3 years, the number of UK tenants has surpassed those of US origin at 36% versus 27%.

“We have certainly seen a shift in the prime rental market here in North Surrey. There has been much more movement in 2014 with increasing numbers of UK nationals, from central London especially, looking to rent. The most popular property type by far remains detached homes at over 50% but interestingly townhouses are sought after by a third of clients.

On the Market:

Indeed with demand so high for rental properties in the North Surrey area, budgets too will need to be bigger than the UK average of £757 per month (LSL Property Services, Sept 2014) as some properties command up to £40,000 per month!

Barton Wyatt’s Joanne Parris, who runs their luxury lettings arm in Virginia Water, Surrey is setting off this Saturday for the second time to Florida’s theme parks with 192 seriously ill or disabled children.

 

The Dreamflight Charity is again being sponsored by Barton Wyatt who has made a generous donation and allows Jo the time off work to go and help with this worthy event.

 

Dreamflight is a registered charity whose purpose is to take deserving children on the holiday of their dreams to America’s capital of fun – Orlando!  The children are chosen from all over the UK and it is not just a holiday, it allows them to realise that they are not alone with their illness and not the odd one out.  With a new independence gained from being away from their family, they see other children who have suffered, they gain perspective and strength and with the help of the team of volunteers experience things that they never thought possible.

 

The children on each trip are accompanied by a group of doctors, nurses, physiotherapists and non medical escorts who make the journey possible by giving their time and energy to the charity, and it is not just for the 10 days that they will be away.  There is a great deal of preparatory work and fundraising to be done before the annual trip to ensure that everything runs smoothly.

 

Jo Parris, Lettings Manager for Barton Wyatt Estate Agency in Virginia Water, went on the 2013 Dreamflight to the US and was so enamoured by the experience that she happily accepted to go again as a non medical escort for the 2014 Dreamflight.  She comments:

It is little surprise to know that all major supermarkets spend great sums of money on market research.  Entire departments carry out in-depth research into potential new locations in which to open and it appears that for some higher end brands, it’s more about the quality of an area than its quantity.

A prime example of this is high street favourite, Marks & Spencer, which has announced the opening of 150 new food stores nationwide over the next 3 years. With 55% of Marks & Spencer’s turnover from Food, some £5.1 billion per annum, it’s essential the company makes the right choices.

The impact of leading golf tournaments, such as this year’s exciting Ryder Cup, is felt around the world – not just amongst the sporting community, but also within the property sector, as those with a love for the sport decide to turn their passion into purchasing power by picking up a property on a golf resort.

Global golf tourism is a big industry. According to Peter Walton, Chief Executive of the International Association of Golf Tour Operators (IAGTO), golf tourism expanded by 9.3% in 2012 and “reported further growth in 2013.” 2014 is set to be the third consecutive year of growth, as keen players travel the world to indulge their habit.

Golf is a fantastic way to keep in shape. Though viewed by many as a leisurely sport, research compiled by JC Golf has shown that playing 18 holes and carrying your own clubs burns 2,000 calories, equivalent to going for a 3.5 mile run. It also aids balance and control, boosts brain power by stimulating blood flow and improving neural pathway connections and increases life expectancy by the equivalent of five years.

It’s also a great way to enjoy the sunshine of some of the world’s most tempting holiday destinations, as Marc Pritchard of leading homebuilder Taylor Wimpey España observes,

“Many of those buying Costa del Sol apartments and penthouses at our popular Avalon golf resort have mixed motives for their purchase. They want the resort’s swimming pool for the children to enjoy, proximity to Marbella for dining, shopping and people-watching and spacious terraces on which to relax and appreciate the stunning sea views. The golfing element is of course a huge draw as well, with keen players loving the views across the whole golf valley, inspiring them daily to get out on the course and hone their skills.”

Taylor Wimpey España’s luxury Avalon properties can be picked up from as little as €265,000 for a two bedroom apartment. Their location is an attractive one for young adults who aren’t prepared to wait until their golden years to own a golf resort property, as the popularity of ‘Marbs’ with that generation continues to increase.

Young adults are being courted particularly hard by the global golfing industry at present, in the face of research by D.K Shifflet and Associates that has shown that only 22% of travellers under the age of 33 played golf in 2013. Keen to ensure that a new generation takes to the courses, many resorts are looking to attract younger players. Certainly the luxurious modernity of the Avalon apartments does just that.

Of course, it’s not just those looking to buy overseas who can enjoy the advantages of owning a golf resort property. The announcement of the acquisition of The Wentworth Group in Surrey by a large Chinese Investment company, Reignwood Group, spells good news for Surrey’s Wentworth and Virginia Water.

 

The Wentworth Club is one of the world’s finest golf and country clubs set in an oasis less than an hour from central London.  Consisting of a famous castellated Clubhouse, three championship golf courses, a Tennis & Health Club, an active social calendar and dining inspired by The Ivy and Le Caprice also owned by Richard Caring.

In 2000, he built China’s largest golf resort, the Pine Valley Resort in Beijing, which caters to a luxury crowd: in 2009 the course was awarded the Multimillionaires’ Most Favourite Golf Course in Beijing.

 

Yan Bin has grown his fortune on the back of a strong performance in sales of Red Bull energy drinks in China, and with sales expected to hit US$800 million this year, it is estimated that his personal wealth is $8.17 billion.

Aviva recently commissioned research into 4,000 homeowners surprisingly revealing that the average buyer takes just 33 minutes to decide on a house purchase. Probably one of the most expensive decisions a person makes in their lifetime and yet seemingly one of the most rushed.

James Wyatt, partner of prime property agency, Barton Wyatt is unsurprised,

“I have known my wife take longer choosing a pair of shoes than many people take deciding on a house purchase!”

Aviva is of the opinion that buyers are reacting to a highly competitive market, leading them to make snap decisions. Indeed the insurance company reports that 24% of homeowners only ever make one viewing before taking the plunge on offering.

 

Wyatt suggests,

“Properties are extremely evocative items and buyers know pretty much instantly if they like or dislike what they see.  I would suggest that the gut decision is actually make in the first 10 minutes of being in a home and the other 23 minutes is spent reassuring themselves they are making a good choice.

“The real talent in being a savvy estate agent is knowing your buyer well enough that you don’t spend ages taking them around properties that they won’t like – it wastes everybody’s time.”

Barton Wyatt is red hot at qualifying potential buyers, utilising years of experience and expert insight into a property’s specification so that it will meet the purchaser’s requirements. This is important for every purchaser but even more so as you foray into super prime properties which need to accommodate lavish lifestyles.

James Wyatt mulls,

“There is little point looking at houses that don’t have the right size kitchen, the correct number of bathrooms, wardrobes or dressing rooms required to house your Imelda Marcos-esque collection of Louboutin shoes, enough rack space for haute couture collection or with the right storage facilities for your Chanel handbags.

“The garage needs to be big enough for not just one but multiple luxury cars – Bentley and Rolls Royce models are longer and wider than average. And external storage facilities can be important if you need somewhere to park the racing bikes, golf clubs, vintage cars and the ride-on lawn mower.”

So if you are limited to 33 minutes what should you do with this precious time?  Barton Wyatt advises:

  1. Study the kitchen – does it have the room and space you are used too?  Accepting a smaller kitchen is a big ask for many.
  2. The bathroom number might seem fine but turn on the shower – a trickle of water will not keep you amused.
  3. Look at the boiler and ask about its maintenance and age.
  4. Get in the loft – it may sound odd but 3 minutes in the loft could answer many questions!
  5. Spend the last 10 minutes doing the school run at peak time. Many people look at houses in the middle of the day when no-one is around.

Further research from Aviva found that a third of home buyers didn’t carry out any specific checks when viewing their future home, spending an average of £3,500 on repairs after moving in – an additional cost some homebuyers may not have budgeted for.

These are often problems that the current owner knows about and doesn’t want to fix before departing – damp and cracks are the worst culprits.   Buyers often fall in love with a property and don’t want to hear about the bad bits.  Poor heating, a bit of subsidence, a leaky roof can all be swept under the carpet in a hasty viewing.

Further invaluable advice from James who goes on to say:

 

“Talk to the seller. You don’t need to become best friends but you do need to get a good understanding of why they bought the property in the first place and why they are selling. Ask them who the neighbours are and what they are like.

 

“Get a good survey done, it will pay off in the end.  Agents are very keen to sell and most will give completely honest and open advice. The days of “Caveat Emptor” are long gone, today all and any adverse information must be given to a buyer BEFORE they start incurring costs.

 

“Above all, after you’ve agreed to buy a property, step back, breathe deeply, go and visit again. You can change your mind. We agents hate this, but it is a big decision for the purchaser, and if I have a happy buyer at the end of the day, I’d like to think they might sell that home through me in 7, 10, 20 years time.”

According to international market research company Finaccord, the number of expats is continuing to rise globally at a SOLID rate, forecasting that by 2017 the total figure will reach 56.8 million (compared to 46 million in 2009). Finaccord statistics suggest a compound annual growth rate of 2.4% per annum.

Whether relocation is required due to employment, family reasons or simply a new adventure, it is of little surprise that top educational facilities are important to expats. Indeed a new survey from Move with Us suggests 20% of estate agents think living close to good schools is a top priority for UK house hunters.

With education at the forefront of so many parents’ minds, choosing a family home within reasonable commuting distance of a school of choice is a must for many expats moving from abroad.

Selling homes in Virginia Water, the exclusive international nucleus of north Surrey, is James Wyatt, Partner of Barton Wyatt estate agency, who has been working in the locality for 30 years. He mulls,

Whilst some top public schools in the UK are now offering the IB (International Baccalaureate) as an option to UK and expat students, this alone does not fulfil the definition of an international education. Schools that have a diverse student body, provide language support, and are completely dedicated to international teaching methods are few and far between, yet highly desirable to global students coming to the UK from around the world.

Wentworth has been called many things over the years: ‘Exclusive’ ‘Estate of the stars’ ‘World renowned’ and so on, but the story of Wentworth has changed over the years, since it was first developed by Walter Tarrant in the early 1920’s.  Wentworth continues to evolve today with nearly 50 new houses currently under development, it’s clear that Wentworth has lost none of its appeal.

Tarrant has often been called a visionary, as the first developer to construct golf courses with houses dotted around them. His marketing was aimed at City gentlemen looking for weekend homes not too far from London with the added lure of a golf club close to your house. This recipe has since been repeated all over the World.

St George’s Hill in Weybridge which he started developing in 1911 was a resounding success and Tarrant set his eyes on an even larger prize by purchasing Wentworth in the early 1920’s.  The Wentworth Estate covers 1,750 acres – almost twice as big as St George’s Hill and Tarrant set about instructing Harry Colt to design the first golf course – now the East Course and started building houses, albeit slightly smaller than some of the enormous piles he had built in Weybridge.

Tarrant also designed and constructed the early parade of shops in Virginia Water where my office is now.  The original plans which I have show the bank to be where Barclays Bank is, a furniture shop where Barton Wyatt is, an estate agent where the Wentworth Patisserie is now, a butcher where the Viceroy Indian restaurant is, a fishmonger where the Glasshouse is now and beyond that, a greengrocer which is now an estate agents.  All of these modest sized shops came with residential accommodation behind and above the shop.

Indeed, when my grandfather bought the old estate agency practice of Gosling and Milner in 1965, the offices still had a two bedroom flat above it which my parents moved into. My bedroom as a small baby is my office today!

Tarrant went on to construct the West Course, often known as the Burma Road, which is now used for the BMW PGA Championship in May.

War time bought a huge change to Wentworth with the Clubhouse being requisitioned at the outbreak of the war.  Soon after, the infamous but little known tunnels were constructed underground next to the Clubhouse, for the General Headquarters (GHQ) Signals.  The tunnels were constructed in cast iron in the same style as the London Underground and were designed to be the Signals headquarters if there had been a devastating invasion of London.  At the same time, the Clubhouse was occupied as the GHQ Home Forces who also lived in many of the houses around the estate. I do wonder whether golf matches carried on as normal?

The tunnels are well guarded these days, although in the 1970’s my friends and I would often visit them as someone had thoughtfully chiselled out a hole in the back of the concrete entrance.  It is rather fitting given Wentworth’s story during the war that our current local MP is the Rt. Hon. Phillip Hammond who was until recently Secretary of State for Defence.

The estate has seen various changes in the type of homeowner over the years that I have lived here.  In the 70’s glamour, pop stars and entertainers poured into the estate with Elton John, a couple of Bee Gee’s, Bruce Forsyth, Chris Squire of the rock band Yes and Diana Dors all living on the estate.  A frequent sight was seeing the blonde bombshell of Diana Dors driving through the village in her open top azure blue Rolls Royce with the flowing locks of Barry Gibb next to her.  Similarly, I would think nothing of bumping into Elton John in film producer’s Brian Forbes’ book shop in the shopping parade.  Yes, it was perhaps a strange place to grow up.

During the 1980’s the estate filled with a large number of Scandinavian buyers – particularly Swedish families who had been hounded out of their country through high taxes.  Another resident was pop star Gary Numan who was fond of shag pile carpet in his house, not only on the floor but up the walls too.  He also had a private plane that he had crashed parked on his driveway.

During the 1990’s Wentworth was taken over by a number of golfers, Nick Faldo – who had the slightly unnerving practice of standing at the far end of the Wentworth driving range with his instructor David Leadbetter, firing golf balls towards us less able golfers at the correct end.

Other golfing residents included multiple major winner Sandy Lyle, Ernie Els, Thomas Bjorn, Wentworth Pro and Ryder Cup Captain Bernard Gallagher and Sam Torrance.

In the late 1990’s, Chile’s ex-dictator General Pinochet found himself under house arrest on Wentworth in a house I managed. By that time, he was a doddery old chap, but could still manage a game of badminton. The modest four bedroom house was occupied by at least 12 people – mainly police on three shifts, 24 hours a day, so it isn’t surprising that our main management issue was the cess-pit which struggled a bit!

After 2000, we saw the inexorable rise of the overseas buyer with Wentworth becoming ever more highly sought after.  The Clubhouse itself had been transformed by property tycoon Elliot Bernard with a new tennis, health, indoor swimming pool and spa complex being built ensuring that Wentworth was fast becoming the place to live. Larger houses were built and we saw the first inflow of the oligarchs from Eastern Europe particularly Russian, Ukrainian and Kazakhstanis.  At the same time, a second international school opened locally which boosted the number of American’s living locally by 100%.  We also saw a number of Far Eastern royal families buying locally, drawn not only by the golf but by the Guards Polo Club and the nearby Farnborough Private Airport.

However, it is worth pointing out that of the less than 600 houses that line the private roads of Wentworth, the vast majority are UK owned and occupied.

Today, Wentworth has a wide variety of property in varying sizes of gardens from well under half an acre to over 10 acres – the houses being worth anything from £500,000 to over £50,000,000.  The area has a vibrant shopping parade with all the shops currently occupied – not a scenario that applies to many high streets around the country at the moment.

This is all a far cry from the days in the early 1920’s when Walter Tarrant had his vision, and we have him to thank for that.

A year ago Virginia Water, which includes millionaire’s paradise Wentworth, hit the headlines with the staggering news that: “Virginia Water is the first and only town in the country with an average house price of more than £1m.”

A year on, the figure has continued to rise. The average Virginia Water home now weighs in at a hefty £1,161,882, a 8.41% increase from a year ago, according the Zoopla’s latest figures.

So what makes this village so incredibly attractive to buyers and why do people continue to pay seven figures plus to live at this coveted address? Specialist local estate agent, Barton Wyatt, has compiled a top ten list of insights into this very special village.

It is true that wealth attracts wealth and this can certainly be said of Wentworth. The prestige of living in the same street as a top golfer, a king or a TV star is certainly something special.
