At a Glance: Indian investors have their eye on Hyderabad

Investors in Indian property have their eye on Hyderabad, reveals research by TheMoveChannel.com. The capital of Andhra Pradesh will become the capital of India´s new state, Telangana, this summer, and 10 per cent of buyers are already searching for opportunities.

The At a Glance infographic, which is based on activity on the property portal in the last 12 months, reveals that Mumbai is the driving force of India´s real estate, attracting almost one quarter (22.6 per cent) of searches for property by location. Pune was the second most sought-after place, targeted by 12 per cent of searches, ahead of Hyderabad, which was the subject of 10.4 per cent of searches.

The three are far ahead of the country´s other major cities, with Chennai, Bangalore and Delhi receiving just 4 per cent, 3.1 per cent and 2.8 per cent of enquiries respectively. Together, Pune, Mumbai and Hyderabad account for 45 per cent of location-based search activity.

Mumbai is the most popular property destination when it comes to enquiries too. The state of Maharashtra, which is also home to Pune, accounted for 35 per cent of enquiries in the year to February 2014. Tamil Nadu is the second most popular state of India for property buyers, generating 14.57 per cent of enquiries, ahead of Kerala and Assam, which received 8.78 per cent and 8.13 per cent respectively.

Andhra Pradesh, of which Hyderabad is the capital, accounted for 6.26 per cent of activity, making it the fifth most popular state for property.

The infographic also charts search activity on Google relating to Indian property. Buyers tended to search in general for “property in India” and “India property”, while “houses for sale” were the most popular property type, ahead of land, hotels, apartments and villas. Searches in general for Indian property declined over the last 12 months, although interest rallied in the final quarter of 2013.

Famous for being the second most populous city in the UK and for its commitment to leading architectural design, such as the iconic Bull Ring commercial centre, Birmingham is now making headlines for a new reason, having recently been identified as one of the highest yielding buy-to-let destinations in the UK.

A huge market

Buy-to-let is increasingly being seen as one of the most exciting and dynamic investment markets available within the UK. The Office for National Statistics (ONS) recently analysed the effects of commuting on people in the UK* as part of a National Well-being programme.  Unsurprisingly, the longer a journey is to work, coupled with complications, creates poor well-being in workers.

  • Commuting for 61 – 90 minutes has the worst effect on well-being (ONS)
  • Working from home results in 13.5% increased output vs remaining in the office (Harvard)
  • Homes without an internet connection or slow download speeds worth up to 20% less

In the quest for a better work-life balance, more and more people today are striving to spend greater amounts of time working from home but often employers are concerned that staff working from home will not give the same level of commitment and their output will suffer.

However Harvard University recently completed a study on working from home vs working in the office. Students studied a call centre over a period of 9 months with half the workforce at home during the day whilst the other half commuted to the office. The most incredible result was that the home workers completed 13.5% more calls than the staff in the office—meaning that the business got almost an extra workday per week.

And, as reported in the Guardian only last week, fast a broadband connection is now considered vital by increasing numbers of homebuyers. In the article Property Expert, Henry Pryor said that houses without a connection or slow download speeds can be worth up to 20% less.

The resurgence of the UK property market is something that has been welcomed by sellers and purchasers alike, as prices rise and transaction numbers increase. Now, the time taken to sell properties is falling too – a further sign of buoyancy in the UK’s recovering market.

Rising prices
Data from the December 2013 edition of the Land Registry’s House Price Index shows an average monthly rise in house prices across England and Wales of 1.1%. The positive figure means the annual price change has now reached 4.4%, as the market recovers across the UK.

The report also demonstrates the resurgence in terms of transaction numbers. July to October 2013 saw a total of 72,507 transactions, up from 59,065 for the same period in 2012.

Reducing timescales
In addition to rising prices and the increased number of transactions, new research from Hamptons International has also shown that the time between advertising a home for sale to agreeing a price has fallen by nearly two weeks since 2012. The data shows that during the last quarter of 2013, the process took less than 8.5 weeks on average.

The figure is backed by the latest data released by Home.co.uk, which found that the average property is now on the market for three days fewer than it was in February 2013.

In practice
