Premiership Pads

Premiership Pads

United Kingdom
  • 2017-18 Premier League kicks off on 11th August
  • Premiership footballers look to secure properties near home clubs ahead of the season’s start
  • North London’s leafy suburbs score highly with Spurs and Arsenal superstars

With the 2017-18 Premier League kicking off its 26th season on Friday 11th August, homes near to clubs and training grounds are receiving high levels of interest from players, coaches and managers alike.

Footballers in Britain are renowned for having lavish taste when it comes down to bricks and mortar and with many enjoying astronomical wages, budgets aren’t often too much of a concern.

In London alone there are more than 200 footballers in the Premier League, which may not sound a lot compared to the 8.7 million also calling the capital home but their presence does carry influence on some locations.

One such area is North London with the corridor running north from Highgate through Hampstead to Enfield, Barnet and Hadley Wood attracting a good number of footballers.

Of course footballers like to live close to their home clubs training grounds (it is a well-known fact that Jose Mourinho made all his players live within three miles of their Chelsea training ground) and with Arsenal’s home ground, the Emirates Stadium in Highbury, their training ground further north in Watford and Tottenham Hotspur calling Wembley Stadium home this season and their training ground up at Enfield, premiership pads in North London are in high demand.

The Hadley Wood market is extremely active, here at Statons we receive no end of enquiries and buying activity is at an all-time high in the area. House prices  have now stabalised and a great deal of buyers in the area are after new homes for ease and lack of hassle. Because of this, new home builders such as Bellis Homes are popular in the region. The location is key when it comes to Hadley Wood, with it being only 18 minutes from the city and having many of the top schools in the country surrounding the area which continually add value. The types of people you will typically find in the capacity include the likes of business professionals, celebrities, footballers and sportsmen. With the premiership season coming up it is more likely for footballers to rent first rather than buy in Hadley Wood.”

Lawrence Henry, Spokesperson for Statons, Hadley Wood

With beautiful parks, quiet residential and private roads not to mention large, lavish homes, North London’s suburbs offer a welcome retreat for footballers and celebrities alike with the likes of Harry Styles, Kate Moss, Jude Law and Thierry Henry, Arsene Wenger, Robert Pires and Nacer Chadli choosing to call this part of London home.

Many players for both Arsenal and Spurs live in and around Hadley Wood where Bellis Homes has launched two stunning new homes as well as in Hampstead where the family-run housebuilder has launched a brand new collection of apartments, not quite four, three, three but Four5Two.

It’s no secret that North London is attractive to high profile individuals. It’s an escape from the hustle and bustle (and paparazzi lenses) of central London with sportsmen and women, in particular footballers, buying here for space and seclusion. Over the last few months we have welcomed interest from a number of high profile players in both our developments at Hadley Wood as well as Hampstead – but of course buyer discretion is key!”

Henry Fordham Director, Bellis Homes

Premiership pads: On the market

Four5Two apartments are located just 1 mile from Hampstead tube station and half a mile from the Heath itself, these new apartments will offer deluxe living with rear balconies boasting park views. The apartments are available to purchase now from £1.1m-£2.2m.

The Hadley Wood development consists of two luxurious, large houses built with the highest level of quality and finishes. Both houses consist of 4 storeys including basement construction; the larger house includes a lift, swimming pool, Cinema and walk in fridge Mulliner House is available from £5,500,000 and Calleva House is available from £3,750,000.

Head to Hillingdon – Home to more Green Flags than anywhere else in London

United Kingdom

The winners of the 2017 Green Flag Awards, organised by Keep Britain Tidy, have been announced with the London Borough of Hillingdon coming out top with the greatest number of accolades.

A total of 367 Green Flags were awarded across the UK in recognition of accessible facilities, maintenance and environmental efforts that met strict criteria including horticultural standards, cleanliness, sustainability and community involvement.

Hillingdon, located in west London, was awarded more Green Flags for parks and open spaces than any other entrant with a total of 47 Green Flags, five more than they received last year.

The new additions include Coney Green in Hillingdon, The Gravel Pitts in Northwood, Long Meadow in Eastcote, Cherry Lane Cemetery in Hayes and Southlands Arts Centre in West Drayton. Hillingdon can boast about having more Green Flag-recognised parks and green spaces than anywhere else in the country – for fifth year in a row.

With summer in full swing, many people rely on their local parks as a place to relax with friends as well as to exercise. The Green Flag scheme demonstrates just how much local parks matter to residents and visitors alike.

Be Living Ltd, who operate new homes for rent in the Hillingdon town of Hayes, whole heartedly promotes the green credentials of the local area as well as going to efforts to create even more open spaces for residents.

At Be’s new be:here Hayes development, a number of ground floor homes have 30 foot, secure, private gardens, there is a newly landscaped communal play area and green space at the front of the development as well as trees and planters in the central courtyard and on the roof terrace for all to enjoy.

“Hillingdon’s parks have been enjoyed and cherished by the local community for generations and it’s wonderful for these hidden gems to be recognised through the Green Flag Awards. Within the borough there are plenty of formal gardens, town parks, nature conservation areas, country parks and children’s play areas loved by all. We even won a Gold award in the London in Bloom competition last year!

“At be:here Hayes we believe in the importance of green spaces so offer homes for rent with 30 ft private gardens – perfect for pets – as well as a landscaped central courtyard, roof terrace and new communal play area and green space at the front of the development.”

Akash Sharma, Hillingdon resident and Assistant Property Manager – be:here Hayes

With outdoor, green space at a premium in London, residents at be:here Hayes will be pleased to know that these pet-friendly homes are available for rent starting from £1,150 pcm.

The stylish development is also just a 10-minute cycle ride to both the Green Flag awarded Cranford Park and Little Harlington Playing Fields and a 15-minute walk to the Green Flag awarded Lake Farm Country Park.

Launch of new IMPRSS interior design service certainly impresses the PRS

Launch of new IMPRSS interior design service certainly impresses the PRS

United Kingdom World , ,
  • Alexander James Interiors launches dedicated PRS interior design service
  • Proportion of young people renting privately has nearly doubled in past decade
  • IMPRSS works with builders, landlords & developers to meet the needs of Generation Rent

Renowned interior design company Alexander James Interiors has announced the launch of its brand new IMPRSS service.

IMPRSS is a dedicated service that caters to the design needs of the UK’s rapidly expanding private rented sector (PRS) and build to rent market

The 2015/16 English Housing Survey revealed that 20% of all households now rent privately, meaning that the PRS has doubled in size since the 10% of the population that it accounted for throughout the 1980s and 1900s. Renting is particularly prevalent among younger people, with 46% of 25 to 34 year olds renting privately (up from 24% just ten years ago).

It was the needs of these young renters in particular that first gave rise to the idea of IMPRSS.

We created IMPRSS to service the needs of Generation Rent. The service designs beautiful, aspirational homes for those who rent privately. We work with housebuilders, developers and corporate landlords to help them shape their properties to the needs and desires of contemporary tenants.”

Robert Walker, Managing Director, Alexander James Interior Design

The rapid growth of the private rented sector and the increase in dedicated build to rent developments had led to a gap in the market in terms of interior design. IMPRSS is filling that gap

Rental properties require robust furniture and furnishings. The IMPRSS team is demonstrating that that doesn’t have to be at the expense of style. The IMPRSS brochure details five contemporary design options that private landlords can use to ensure that potential tenants are queuing up to live in their superior accommodation.

By tapping in to the aspirations of Generation Rent, IMPRSS is enabling landlords to maximise rents while minimising void periods. By seeking out low maintenance furnishings that are durable yet low maintenance, IMPRSS is also ensuring that upkeep costs are kept to a minimum.

The growth of the PRS in the UK has created a unique opportunity for landlords. We are working to help them stay ahead of the competition. An outstanding show home can work wonders when it comes to signing tenants up to a new property. It can make those viewing it feel right at home, as though they belong, the moment they step through the door. Many tenants then want to see precisely that standard of décor in the apartments that they rent. That’s what we’re working with builders and developers to deliver.”

Robert Walker, Managing Director, Alexander James Interior Design

The IMPRSS service is available to PRS property holders across the UK. As well as furnishing PRS homes, IMPRSS offers a range of bolt-on options, in order to deliver a full service. These include electrical goods, kitchenware, pictures and mirrors, soft furnishings (towels and linen) and accessories. There are even free extras for landlords who purchase all five bolt-ons, including Nespresso machines and Sonos Play 3 systems.

For more information, visit IMPRSS at www.imprss.co.uk or call 020 3362 0472.

easyMarkets promotes Daniel Byrne to Managing Director, APAC

easyMarkets promotes Daniel Byrne to Managing Director, APAC

Australian United Kingdom
  • Byrne to replace outgoing MD Robert Francis
  • He joined easyMarkets as COO in May
  • easyMarkets CEO Nikos Antoniades praises Byrne’s “exceptional drive and talent”

easyMarkets, the premium-service global markets brokerage, today announced the appointment of Daniel Byrne to the role of Managing Director, APAC. Previously Chief Operating Officer of Asia Pacific, Daniel replaces Robert Francis, who is stepping aside after 10 years in the role of MD and will remain with easyMarkets in an emeritus advisory capacity to the board.

Since joining easyMarkets as Chief Operating Officer in May, Daniel has pioneered the company’s Active Traders Group, which brings institutional training, tools and best practices to retail traders. Available to easyMarkets members, the training program empowers both new and experienced traders with the tools and strategies to trade successfully.

In response to the success of this approach and growing demand from Australia’s self-managed super fund (SMSF) investors, easyMarkets has recently launched The SMSF Active Traders Group. The first of its kind in the industry, this new program equips SMSF trustees with the specific institutional-grade trading strategies, methodologies and – most importantly – the risk management framework they need to trade like a fund manager.

“I have always admired easyMarkets as a brokerage that goes so much further to support the successful trading outcomes of its clients. While never the cheapest option – the best option rarely is – easyMarkets’ emphasis on training and its premium level of service, with no hidden pricing, is unique in its ability to genuinely help clients become better traders. I am extremely honoured to take up this appointment and look forward to developing our offering throughout the region.”

Daniel Byrne, MD, easyMarkets

Daniel holds more than a decade of experience in markets trading and trading education, having previously managed premium accounts and driven global platform growth at multinational FX brokerage firms GFT Markets and AxiTrader, as well as being the Vice-President of the successful forex training firm, FXPlus Trading Academy.

“When we considered the idea of a new leader for the APAC region, we knew we wanted someone who understood the ethics and DNA of easyMarkets. It is Daniel’s versatile background and approach to trading which lead us to believe he is a perfect fit. Since being appointed as COO, he has shown exceptional drive and talent in leading the team and driving the business forward. He will therefore lead our strategic efforts to grow the Australian and the Asia Pacific market. We have every confidence in Daniel and wish him success in the exciting challenges ahead.

Nikos Antoniades, CEO, easyMarkets

Earlier this year, the firm also extended its unique dealCancellation feature – which allows traders to cancel a losing trade within one hour – to the platform’s mobile app.

Divided Bank of England edging closer to raising interest rates, but unlikely to move in August

Divided Bank of England edging closer to raising interest rates, but unlikely to move in August

United Kingdom
  • Internal divisions over monetary policy at Bank of England
  • UK households should “prepare for interest rates to go higher”
  • Snap election and Brexit process likely to mean rates held rates in August

The Bank of England (BOE) appears to be at odds over how to proceed with monetary policy. This internal division was on display at the June Monetary Policy Committee (MPC) meeting when three policymakers dissented the central bank’s decision to keep interest rates at record lows.

Committee member Michael Saunders, who voted to tighten monetary policy, recently told UK households to prepare for higher interest rates.

I think households should prepare for interest rates to go higher at some point. But if rates do go up, it will be in the context of the economy doing OK and unemployment being low and probably falling.

Michael Saunders, Bank of England Monetary Policy Committee

Saunders isn’t the only one talking up an interest rate increase. Andy Haldane – another voting member of the MPC – clashed with BOE Governor Mark Carney last month by stating he was seriously considering voting for a rate hike.

Against this backdrop, traders are wondering whether the MPC will pull the trigger on a rate hike at its forthcoming meeting on 3 August. Given the 5-3 split in the June decision, it appears unlikely that the hawks will get the two swing votes they need to make it happen – at least, not yet.

At the same time, Brexit uncertainty will likely pour cold water on any attempt to tighten policy less than two months after the snap election.

The consensus appears to share this view, with only two of 80 economists polled by Reuters saying they expect a rate hike next week. In fact, these economists don’t expect the BOE to act anytime soon, as policymakers wait for wage growth to catch up with inflation. This means traders should expect the official Bank Rate to remain at its record low of 0.25% – perhaps until 2019. Based on the way they began, Brexit negotiations are expected to be a long and bumpy ride, giving policy doves all the justification they need to keep rates low.

James Trescothick, Senior Global Strategist, easyMarkets

The BOE eased monetary policy last August for the first time since the recession in response to the Brexit referendum. Although the British economy has had a resilient year, its outlook continues to be plagued by uncertainty. Official Brexit negotiations began last month.

Subterranean sanctuaries: Aqua Platinum reports boom in private basement spas

Subterranean sanctuaries: Aqua Platinum reports boom in private basement spas

United Kingdom World ,
  • 6 out of 10 workers are experiencing increased stress levels (Regus Group)
  • Basement planning permission applications more than double in a decade (Glenigan)
  • Home spas offer the ideal solution for combating rising stress levels (Aqua Platinum)

Stress levels around the world are on the rise. According to a survey spanning 15 countries by the Regus Group, six out of every ten workers in significant global economies are experiencing increased stress in the workplace. Those working for larger companies were the most likely to experience stress, with the likelihood almost double that of smaller companies.

“As our world becomes more stressful, we’ve noticed an increase in people seeking new ways to combat stress. Homes are becoming sanctuaries from the outside world and one notable result of this is the boom in basement spas that we’re currently witnessing.”

Aqua Platinum spokesperson

Basement spas make sense for a number of reasons. The stress-busting advantages of having your own on-site Jacuzzi and steam room are obvious, but there are also economic reasons why creating a home spa in your basement is a good idea. This is particularly true in some pricier areas.

“A basement costs circa £500 per square foot to build and then you have to fit it out, so once an area gets beyond an average value of circa £750 per square foot it makes sense. Most areas in the doughnut around central London are now well over £750 per square foot, with £1,000 not unusual, making these investments very good value.”

Ed Mead, director, Douglas & Gordon

Rising house prices in London have led to a surge in planning applications to dig basements in recent years, with 887 applications to build basements on residential properties submitted in 2015. The figure was up by a quarter on year before and nearly double that of the 2007 pre-crisis peak, according to figures from Glenigan.

One of the most well-known basement planning permission applicants last year was Chelsea football club owner Roman Abramovich. The Russian tycoon was granted permission to expand the basement beneath his mansion in Kensington in order to fit in a larger swimming pool.

Swimming pools are one of the most popular elements of home spas, according to the experts at luxury swimming pool design and build company Aqua Platinum, but complementary facilities are increasingly sought after.

“Swimming pools can be designed to suit almost any space – there’s a vast amount of flexibility when it comes to shape and size. We’ve seen a trend recently for home owners to opt for smaller pools in order to make room for other spa elements, such as steam rooms and experience showers. Many property owners are looking for the full spa experience, to bolster the enjoyment and fitness benefits of owning a private swimming pool.”

Aqua Platinum spokesperson

Not far from Roman Abramovich’s Kensington pad, Aqua Platinum was appointed to design and build a high-tech indoor swimming pool and sauna at Burnsall House in Chelsea.

The largest detached home to have built in Chelsea for nearly a decade, Burnsall House was a special home in many ways and the design of its basement spa was no exception. The seamless transition from interior wall to pool on three sides took some careful planning. The result was a stunning, bespoke pool that exudes calm and peace.

With massage jets in the pool and a superb sauna alongside it, the basement spa complex offers the ideal antidote to the stresses and strains of modern life. It perfectly encapsulates the trend for turning homes into sanctuaries to combat rising global stress levels.

Looking to rent in London? Let It Be…Hayes!

Looking to rent in London? Let It Be…Hayes!

United Kingdom

Fifty years ago, the iconic album, Sgt. Pepper’s Lonely Hearts Club Band by The Beatles was released. Rated as the No. 1 album of all time by Rolling Stone magazine, the record spent 27 weeks at number one after its release in 1967.

So what’s the link between Hayes and The Beatles?

UK copies of The Beatles albums, including bestseller Sgt. Pepper, were pressed at the EMI factory on Blyth Road in Hayes and, for decades, people all around the world were used to reading ‘EMI Records, Hayes, Middlesex, England’ on the back of their records.

To celebrate the 50th anniversary of the release of The Beatles’ iconic album, a new landmark feature has been installed in Hayes town centre by Hillingdon Council. The landmark described as a ‘modern golden disc-shaped canopy’, celebrates the musical heritage of the area as well as acting as a recreational space for the community.

“Hillingdon Council has recently invested more than £9 million into the regeneration of Hayes town centre as part of a wider project to improve the borough’s town centres. Our considerable investment in Hayes will not only celebrate its musical heritage, but will make it an even better place for people to live, work and visit.”

Councillor Douglas Mills, Hillingdon Cabinet Member for Community, Commerce and Regeneration

But Hayes’ musical heritage doesn’t start and end with The Beatles. A wealth of other famed albums were pressed in the former EMI site, now known as The Old Vinyl Factory, including music from The Rolling Stones, David Bowie, Jamie Hendrix, Cliff Richard, Pink Floyd and Queen.

By the 1970’s EMI had moved its record-pressing operations to another site (still within Hayes) and the site became home to the development and production of defence electronics.

The current £250 million regeneration of The Old Vinyl Factory by U&I is expected to deliver 4,000 jobs, 642 homes and 750,000 sq ft of commercial and leisure space including a 3-screen cinema and live music venue in Hayes, all by 2020. Be Living Ltd have already delivered 133 of the 642 homes as part of their new be:here Hayes development at The Gatefold Building.

The stylish development, just 300 yards from Hayes & Harlington station, soon to be served by Crossrail, offers pet-friendly homes specially designed for renting with a roof terrace for community events, on-site property manager. Apartments are priced from £1,150 pcm.

“For those looking to rent in London, quite simply, let it be Hayes! Purposefully and carefully designed with the need of today’s renters in mind, be:here Hayes is a sharer-friendly, and pet-friendly community with open plan layouts, light and spacious living areas, en-suite bathrooms and Habitat furniture packages.

“Being born and bred in the local area, it’s wonderful to see the former EMI site coming back to life, and whilst the fashion of the 60’s and 70’s might have left the building, the vibrant spirt of that era certainly lives on in Hayes today.”

All that glitters is sales gold, as Alexander James Interior Design show home drives 85% of Hatton Wall off-plan sales

All that glitters is sales gold, as Alexander James Interior Design show home drives 85% of Hatton Wall off-plan sales

United Kingdom
  • Six out of seven apartments at Twenty Hatton Wall sold off the back of show home viewings
  • Show apartment perfectly reflects the individual style and heritage of Clerkenwell
  • Sales success reinforces the role of interior design in today’s property market

Alexander James Interior Design is celebrating the success of its latest show home – a two-bedroom duplex apartment at Twenty Hatton Wall in Clerkenwell.

The superbly presented show home led to six out of seven apartments in the development being sold off-plan.

“We are delighted by the resounding success of the Twenty Hatton Wall show home. We dressed it to appeal to contemporary Londoners, allowing them to picture themselves at home in the development. The results speak for themselves!”

Richard Angel, Managing Director for London, Alexander James Interior Design

Twenty Hatton Wall is a collection of seven one-bedroom and two-bedroom duplex apartments arranged over the top two floors of the Black Bull Yard premium office development.

Developed by Boultbee Brooks, each apartment enjoys its own private rooftop terrace area, while interiors are bright, expansive and flooded with natural light thanks to the floor to ceiling windows.

The Alexander James team was tasked with furnishing one of the two-bedroom duplexes, priced at £1.1 million. The design needed to reflect the vibe of the local area – stylish, arty and creative.

“Due to high specification of the apartments, their premium location and superior design, not to mention the stylish show home designed by Alexander James, Twenty Hatton Wall was always destined to be a highly desirable and fast moving development. Having the carefully considered show home in place enabled buyers to picture themselves at home at Twenty Hatton Wall and made their decision to purchase an easy one.”

Joshua Ayres, Director, London Residential Development, Hamptons International

As well as drawing inspiration from the local Clerkenwell vibe, the Alexander James team looked to Shoreditch and New York in terms of the style of the show home.

Given the trend-conscious nature of buyers in the Clerkenwell area, it was essential to achieve the perfect balance of contemporary chic and retro-inspired cool. With nearly all plots sold as a result of show apartment viewings, clearly the design was absolutely spot on.

“It’s always exciting to be asked to design and dress a new development, especially with the challenge of the immediate location not typically associated with residential property. Our skill is in having a thorough understanding of the London residential market, what the competition is doing and what prospective purchasers want from a home. This allows us to get into the mind-set of the buyer and view the property through their eyes, then furnish it accordingly to ensure success. In this case, that meant tapping into a true Londoner’s perspective and creating a home that was at once comfortable but aspirational, an oasis of funky luxury in one of London’s hippest areas. Seeing nearly all of the apartments sell as a result of our work was a delight and emphasises the value of interior design in today’s property market and importantly the value-add Alexander James Interiors brings to our clients.”
