Costa Almeria tourism tipped to get a boost from Game of Thrones season 6 filming

Spain
  • Key filming locations in Costa Almeria revealed
  • Holiday rental prices set to benefit from the Game of Thrones effect (Kyero.com)
  • Season 5 set UK ratings record for Sky Atlantic

Spain is once more in the grip of Game of Thrones fever, with thousands of potential extras queuing up in Girona this month for the chance to be part of George RR Martin’s epic fantasy world as filming for season six takes place in Spain. The filming will move from Girona to Navarra and then on to the seaside location of Peñiscola during September.

In October, the film crews will head over to the stunning Costa Almeria region, where work is already underway preparing scenery in areas such as El Chorrilo de Sierra Alhamilla (Pechina), where the construction of a settlement featuring huts around a church is rumoured to be underway.

The filming of season five, which set ratings records when shown on Sky Atlantic earlier this year, attracting a 6.7% share of the UK audience, has had a marked impact on tourism in areas where it was filmed. These include the Spanish city of Seville and nearby Osuna. Companies have sprung up offering tours of filming locations and interest in the area has attracted fans from far beyond the local region.

With filming for season six well underway, the impact on Costa Almeria filming locations is hotly anticipated. Martin Dell, Director of Spanish property portal Kyero.com, which lists more than 200,000 homes from 3,000 estate agents, including a range of holiday rentals in Costa Almeria, comments,

“We’ve seen a huge boost in tourism as a result of the filming of Game of Thrones in other areas of Spain, as well as in its headquarters in Northern Ireland. Fans love to be able to visit the areas that they’ve seen form part of the series and chosen locations definitely benefit. I wouldn’t be at all surprised to see rental prices rising along the Costa Almeria once season six airs and it is subject to the Game of Thrones effect.”

According to Almeria City Council, the Carboneras municipal stadium will host the film crew and the 400 extras who will be used in filming on October 18 and 19 in the Paraje de Mesa Roldan in the Natural Park of Cabo de Gata-Nijar. Other local sites tipped to be included in the popular series are the Rambla del Cautivo the Almeria Citadel and the Chorrillo de Pechina, where extras will include more than 100 Almeria-born horses, as well as the hundreds of locals keen to be a part of the epic series.

According to data from Kyero.com, average holiday rental prices in the Costa Almeria are currently €643 per week, with apartments accounting for two thirds of all rentals. The most popular locations are Mojacar, Vera and Arboleas. The area is most popular with holidaymakers from the UK, France and Germany, though it also has double the usual proportion of visitors from Belgium and Sweden. It will be interesting to see just how the huge impact of Game of Thrones will affect these statistics over the coming year, as the excitement regarding the latest season builds.

Winter sun away from the crowds – short-haul suntraps for British second homebuyers

Winter sun away from the crowds – short-haul suntraps for British second homebuyers

World , , , , ,
  • Wettest August on record sees Brits looking for sunshine overseas
  • Canary Island apartments less than €500 per week (Kyero.com)
  • 8 bed Algarve villa almost half price at €540k (Ideal Homes Portugal)

Predictions of a hot August for the UK, made in such a carefree manner in July, didn’t quite come to fruition. Instead, the month ended with bookmaker Ladbrokes simply stopping taking bets on August being the wettest on record. Enough said.

With the UK having endured another soggy summer, many individuals are turning their thoughts to sunshine overseas and checking out short-haul flight prices to see how quickly and cheaply they can transport themselves to the nearest suntrap.

Spain is a popular destination for sun seekers at any time of year. Marc Pritchard, Sales and Marketing Director of leading Spanish homebuilder Taylor Wimpey España, comments,

“The Spanish Costas are a perfect place for enjoying some winter sun. Easy to get to and with a low cost of living, they’re great for those looking for a second home that they can regularly fly to in order to top up their vitamin D levels. The Spanish islands are also fantastic, particularly Mallorca, which has an agreeable climate throughout the winter months.”

Cala Anguila II in Porto Cristo, Mallorca, features two bedroom apartments costing from €230,000. Located next to the idyllic coves of Cala Anguila, Cala Romántica and Cala Mandía, the development includes ample gardens, a large swimming pool and a private sunbathing area.

“The Canaries are another great place to catch some winter sun,” comments Martin Dell, Director of Spanish property portal Kyero.com, which covers sales, long-term rentals and holiday lets. “You can get some really good value rental accommodation there off-season – there are several apartments in great locations for less than €500 per week.”

Spain’s nextdoor neighbour Portugal is also a great place to take in some winter sun. In the southern Algarve region, there are still plentiful bargains to be had when it comes to second homes. A contemporary two bedroom townhouse close to the new Amendoeira Golf Course (Faldo/O’Connor) is available through boutique real estate agency Ideal Homes Portugal for just €185,000, while a magnificent eight bedroom villa on the outskirts of Albufeira is available for €540,000 (reduced from €950,000).

Italy’s Le Marche is another lovely option during the winter months and easily reachable from many UK locations thanks to the region’s busy Ancona airport. Dawn Cavanagh-Hobbs of luxury fractional ownership holiday home company Appassionata comments,

“Le Marche is a wonderful place during the winter months. There’s plenty of space to relax in peace and with our latest luxury townhouse, Casa Tre Archi, you can also dip in and out of town life at your leisure. For sunny days, the property’s large roof terrace is just perfect for making the most of the good weather. Part of the joy of fractional ownership in this part of Italy is the fact that you get to see how beautiful the area is in every season.”

Fractions in Casa Tre Archi are available from £75,000 for five weeks’ exclusive usage per year. The model has proven popular for the family-run Appassionata team, who have just begun renovation work on their fourth property in the area.

A short boat ride across the Adriatic Sea is Lalzit Bay Resort and Spa in Albania. Another convenient choice for a short-haul winter sun destination, Albania enjoys mild winters, with temperatures averaging a low point of 7°C in January. Lalzit Bay is one of the most attractive stretches of coast along the Adriatic and the resort is privileged to enjoy its own private beach. Properties available include high-end apartments and villas, with a full management service available to all owners.

Those with an extra hour or two to spend in the air can enjoy the sunshine of Turkey this winter. The meeting point between East and West, Istanbul is a fascinating city that captivates all those who visit. The Oceanic Bay View villas there, available through Universal21 from $1,595,000, offer eco-friendly detached homes with swimming pools, exquisite design and the latest in smart home technology.

Whether it’s the beaches of Spain that you crave or the fast-paced city life of Istanbul, it’s time to accept that the UK summer is over and start sorting out some winter sun overseas.

Holidaymakers favour private rental market – is now the time to buy that Spanish buy-to-let?

Holidaymakers favour private rental market – is now the time to buy that Spanish buy-to-let?

Spain
  • 14% of tourists opt for private houses and villas (Esade)
  • Invest in the best areas from €74k (Kyero)
  • 1/3 of tourists won’t holiday in an area without rental properties (Esade)

The rise in popularity of private rental properties is leading many investors to take a long, hard look at Spanish property. According to a study by Esade, Fevitur and Salvetti & Llombart, 14% of tourists who visited Spain last year stayed in private houses and villas. This equated to some 3.7 million individuals, who between them spent €900 million on their accommodation. The survey further revealed that a third of tourists would not consider holidaying in an area that did not have holiday homes available.

Martin Dell, Director of Spanish property portal Kyero.com, which lists more than 200,000 homes from 3,000 estate agents, observes,

“Hotels still take the top spot when it comes to tourist accommodation, but there’s no question that holidaymakers are becoming increasingly enamoured with rental properties. Renting a villa or an apartment provides you with a real home from home, with so many more features than a hotel. Having full kitchen facilities while on holiday is a must for many families and the added privacy that a villa provides over a hotel is a real attraction.”

Investors looking at buying a rental property in Spain are advised to do their homework. Recent changes to rental licences have led to a rather patchy regional approach to the regulations. Richard Speigal of España Breaks explains,

“There were big problems with holiday rentals being unlicensed, untracked and (ultimately) allowing a situation where foreign owners paid no tax on their income. Central government pushed responsibility for licensing to the regions and we’ve ended up with a very mixed picture. Some regions are doing a great job, making it easy for owners to register their property and creating good schemes to get some uniformity into accommodation standards. Some less so.”

When implemented well, licensing can be excellent news for holiday rentals market, as shown by the French gîte system. The Spanish system has some way to go, but buyers who do their research and opt for areas with well-run licensing systems can look forward to the prospect of healthy returns.

According to Kyero.com, median long-term rental prices have reached €650 per month, while weekly rental rates stand at €550 per week across Spain nationally. At the ultra luxury end of the market, prices have been seen rising to €60,000 per month and €40,000

per week, though the standard of property that can command such income is rather beyond the reach of the average investor!

To show investors the kind of properties that tourists are demanding, Kyero.com has prepared a quick round of available properties up and down the country, based on the best locations to go for popular holiday activities, where tourists can rent their way around Spain to enjoy the best of everything that the country has to offer.

Crisscross Spain for the best of the best

For the best tapas, head to Madrid. A stylish, two bedroom/two bathroom apartment with shared pool in the city can be picked up for €399,865.

For both the best architecture and the best shopping, it has to be Barcelona. A five bedroom/two bathroom apartment in the Gothic Quarter is available for €510,000.

Seville is home to some of the very best Flamenco in Spain. A six bedroom/six bathroom villa with private pool will set you back a cool €2,500,000.

The best sherry is to be found in Jerez de la Frontera, where tours of sherry bodegas abound. A front line townhouse with terrace and roof terrace costs just €74,000.

Asturias is home to some of Spain’s best beaches and beyond the sights of the hordes of tourists who head for the Costas without considering the alternatives. A cliff top villa overlooking the sea is available for €260,000.

Valencia is the (very much debated!) best location to go for truly authentic paella. A designer penthouse with roof terrace can be purchased for €600,000.

Brilliant Barcelona – home to the most sought-after property in Spain

Brilliant Barcelona – home to the most sought-after property in Spain

Spain
  • Average Barcelona property price reaches record-breaking €617k (Kyero.com)
  • Barcelona welcomed 7.4 million international visitors in H1 2015 (Ministry of Industry, Energy and Tourism)
  • Spain to become leader of Eurozone by 2023 (Harvard)

Depending on who’s counting, Barcelona regularly ranks somewhere between the 10th and 25th most visited city in the world. Visitor numbers have increased vastly since the Catalonian capital hosted the Summer Olympics back in 1992, to the point where new Mayor Ada Colau is having to look at ways to limit tourist numbers in order to preserve the city’s rich character.

Meanwhile, the inclusion of the Gaudi’s incredible Sagrada Familia in TripAdvisor’s 2015 Travellers’ Choice awards for the world’s top landmarks (it was the only European landmark to make the top five), demonstrates the love that visitors have for this ancient and historic city. Already in 2015 Barcelona has attracted some 7.4 million international visitors, according to the Spanish Ministry of Industry, Energy and Tourism.

But Barcelona is not just a tourist mecca – it’s a bustling working city that 1.6 million inhabitants are proud to call their home. It is a rising economic star within the European community and seen as increasingly important thanks to Spain’s impressive financial recovery, which has led to Harvard University predicting that Spain will be the leader of the Eurozone in 2023, enjoying an average annual GDP growth rate of 3.7%.

Martin Dell, Director of Spanish property portal Kyero.com, which lists more than 200,000 homes from 3,000 estate agents, observes,

“Barcelona consistently tops the charts when it comes to real estate prices in Spain. It’s a fascinating and magnificent city, not just from an architectural standpoint, but also culturally. It blends ancient Spanish traditions and values with a hip, modern culture. The gourmet La Boqueria Market just off Las Ramblas is the perfect example – hams cured to the same recipe for centuries hang opposite stalls of bright fruit shakes made using the latest superfoods. The city is a real melting pot but with a truly authentic heart.”

According to the latest Kyero Spanish House Price Index, Q2 2015, the price of the average home in Barcelona province has risen to €572,500, a staggering 243% higher than the national average. In Barcelona city, the figure rises to a record-breaking €617,000.

The Kyero.com data reveals some interesting insights into what it is that buyers are looking for from their Barcelona property. The largest share of enquiries (27%) are for properties costing between €150,000 and €250,000. Searches for two bedroom homes just beat those for three bedrooms, at 31% and 29% respectively. When it comes to property type, though, apartments win hands-down, with 89% of enquiries focusing on this type of property.

The lower half of the most popular price bracket provides property buyers with an ample choice of two and three bedroom apartments in the city, while the upper end of the price bracket is sufficient for anything up to five bedrooms.

Buyers looking to spend closer to the average property price can enjoy this stylish, four bedroom/two bathroom apartment, which benefits from an outdoor terrace, underground parking and a central location.

Value of second homes overseas revealed as 91% of holidaymakers opt for repeat destination breaks

Value of second homes overseas revealed as 91% of holidaymakers opt for repeat destination breaks

Portugal Spain , ,
  • UK workers entitled to just 5.6 paid weeks of leave per year (Gov.uk)
  • 91% of Britons prefer to repeatedly visit the same holiday destination (Staysure)
  • 1 in 5 returns within a year (Staysure)

Almost all UK workers are entitled to 5.6 weeks’ paid holiday per year, though that can include bank holidays. With so little precious time to spare, is it any wonder that the latest survey from Staysure has revealed that as a nation we opt for the comfort of a known quantity when it comes to holidaying overseas?

The Staysure research has revealed that 91% of Britons prefer to visit the same holiday destination repeatedly, with one in five returning to the same place within the course of a year. The known quantities of great weather, good food and convenient travel times were cited as the most common motivations for returning to the same place. This was weighed against the fear that a new destination would not provide as much enjoyment and result in a disappointing holiday.

With so little paid holiday available, this attitude is entirely understandable and is precisely why second homes overseas are so popular. Marc Pritchard, Sales and Marketing Director of leading Spanish homebuilder Taylor Wimpey España, comments,

“When it comes to travelling overseas, most holidaymakers have a fixed idea of where they want to go and so a home from home in their favourite spot makes absolute sense.”

Taylor Wimpey España offers holiday homes in two of the locations that the survey respondents voted as being the most popular: the Spanish island of Mallorca, which took third position, and the Costa del Sol, which came in sixth.

On Mallorca, key-ready apartments with wide terraces and a fantastic communal pool, all within strolling distance to the beach such as those at Cala Magrana III, can be purchased from €220,000. On the Costa del Sol, a luxury two bedroom apartment near Puerto Banus can be picked up for €310,000, at Avalon.

A third Spanish location made it into the top 10 favourite repeat destinations: the Catalonian capital city of Barcelona. The much-loved city attracts hordes of visitors every year, as Martin Dell, Founder of Spanish property portal Kyero.com, which lists more than 200,000 homes from 3,000 estate agents, observes,

“Barcelona has everything a holidaymaker could want. Its architecture simply cannot be beaten. The weather is amazing throughout the summer months. The restaurants and street food markets are a gourmet paradise. There are countless cultural attractions and the city has a vibe unlike any other.”

Second home options in the city abound and the current exchange rate means Brits can get a lot more for their money, such as this five bedroom apartment with spacious roof terrace, available in the central El Eixample area of the city for a cool €1.1 million.

One other Iberian destination also made the top 10 – Portugal’s sun-drenched southern Algarve region. Popular with holidaymakers from the UK, Ireland and the Netherlands, as well as (seemingly) half the population of Lisbon, which decamps southward for a month every summer, the Algarve offers stunning beaches, family-friendly restaurants, water parks, world-class golf courses and even a mountain of two for those who prefer to holiday at a height.

Ideal Homes Portugal, one of the area’s leading estate agencies, has homes across the region, ranging from city centre apartments for under €100,000 to luxury villas with their own pools and unique features. For €335,000 you can even pick up a villa with a pool and its own windmill.

Desert island bricks – luxury, seclusion and sea views prove a winning combination

Desert island bricks – luxury, seclusion and sea views prove a winning combination

Cyprus Spain , ,
  • Private jet flights to islands increase 69% in past 10 years (NetJets)
  • Online island property viewings up 21% in 2014 (Knight Frank)
  • Demand for affordable and luxury properties on a par (Kyero.com)

Island living is on the up. According to the latest Island Report from Knight Frank, luxury, seclusion and sea views are inspiring many buyers to opt for an island second home rather than one on the mainland.

The report challenges the perceptions about island property ownership. It is no longer something enjoyed only by high net worth individuals, though of course they play their part. In fact, data from NetJets has shown a 69% increase in private jet flights to island destinations between 2004 and 2014, with the Balearic Islands of Ibiza and Mallorca each registering an increase of 100%.

But even for those buyers limited to airfares closer to the EasyJet price range, island property ownership is an affordable and exciting prospect. Martin Dell, Founder of Kyero.com, which covers both sales and rentals of Spanish island properties, comments,

“Ibiza is really popular at the moment and presents an interesting case study in terms of property purchases. There’s a really even split between enquiries for luxury properties costing €500k to €1m and those at the more affordable end of the market (€150k to €200k). The figures demonstrate the broadening appeal that island property ownership has – it is increasingly seen as an achievable goal that everyone can aspire to.”

Issue 24 of the quarterly Kyero.com Enquiry Report, covering April to June 2015, shows just how even the split is, with 21% of Ibiza enquiries in the €150k to €200k price range, compared with 20% in the €500k to €1m bracket.

Ibiza was one of the islands highlighted in the Knight Frank Island Report as well, with tourists numbers there reported to have risen 12% in 2014. Prices for luxury residential properties there rose by 5% over the course of last year and Knight Frank’s Ibiza property website viewings shot up by 11% in Q1 2015, compared with the previous quarter.

Mallorca viewings have also risen sharply, with Knight Frank reporting a 31% surge in traffic during Q1 2015. The largest of the Balearics and the setting of ITV’s recent ‘Love Island’ series, Mallorca offers just the right combination of sea, sand and seclusion to tempt holiday home buyers. Marc Pritchard, Sales and Marketing Director of leading Spanish homebuilder Taylor Wimpey España was drawn in by the island’s charms and has now lived there for more than 25 years. He comments,

“Mallorca’s appeal lies not just in its fabulous scenery and pristine beaches, but also in its connectivity. It has year-round flights to the UK and other European destinations, which make it an ideal spot for a second home. It also benefits from some good international schools and top-range facilities, just as Ibiza does. Of course, the exchange rate right now adds to its attractions as well so far as UK buyers are concerned, with purchasers able to get a lot more for their money.”

For €230,000, for example, buyers can pick up a stunning property at Cala Anguila II. With direct beach access, delightful sea views, a sizeable communal pool and prettily designed gardens, the two and three bedroom apartments provide luxurious island homes for buyers looking to escape to the serenity of Mallorca.

Beyond the Balearics, Cyprus is a popular island location for second homes, particularly with UK-based buyers. The third largest and third most populous of the Mediterranean islands, Cyprus has seen some 28% of its property market made up of overseas buyers, according to the June Land Registry figures. Paphos, on the west coast, is one of the most popular areas, with sales there increasing by 20% in June according to the Land Registry data.

Cyprus offers some incredible properties and it is easy to see why so many overseas buyers seek out this island location for their second home. This four bedroom, three bathroom villa with infinity pool at Alexander Heights, in the Aphrodite Hills, is available for a cool €2,797,501. The careful design has ensured that each villa at the development enjoys its own private landscaped garden, with spectacular views out over the sea, affording a high degree of privacy. As well as the heated pool, the villa benefits from a Jacuzzi and a versatile basement area that can be used as an additional bedroom, games room, TV room or even have a sauna installed.

According to Knight Frank, online viewings of its island-based properties increased by 21% in 2014 and the leap in interest looks set to carry through to 2015, as increasing numbers of second home buyers leave the mainland behind in their search for the ultimate island getaway.

Spanish property enquiries reach record-breaking levels, Kyero.com reveals

Spanish property enquiries reach record-breaking levels, Kyero.com reveals

Spain
  • Largest English-language Spanish property portal records busiest ever quarter (Kyero.com)
  • House prices picking up pace in coastal areas (Tinsa)
  • €50-€100k price band proves most popular (Kyero.com)

Enquiries into Spanish properties have reached record-breaking levels, Spanish property portal Kyero.com can reveal. The portal for international investors, which lists more than 200,000 homes from 3,000 estate agents, has had its busiest ever quarter, with a newly released report unveiling key facts about the current state of the Spanish property market.

Issue 24 of the quarterly Kyero.com Enquiry Report, covering April to June 2015, enables those buying and selling property in Spain to gauge the likely level of market interest in their area and to make an informed choice when it comes to resale potential.

The Q2 2015 report has revealed that properties costing between €50,000 and €100,000 are the most popular at present, accounting for 28% of all enquiries. Bargain Spanish properties have been snapped up by those from overseas as well as by domestic buyers over the past couple of years, following the price tumble triggered by the global financial crisis. However, it seems that this end of the market is tightening up, particularly in coastal areas. Valuations company Tinsa observes,

“A total of 35 resorts have seen price rises between Q1 2014 and Q1 2015.”

The previous year saw just four of those areas register price increases. The upward movement indicates that those seeking properties in the €50,000 to €100,000 range might soon have to up their budget in order to get what they are looking for.

Spain’s coastal areas are some of its most popular with second home buyers looking for a holiday home with easy access to one or more of the country’s fantastic beaches, many of which hold the Blue Flag accolade. Alicante, home of the Costa Blanca, is the most popular province, according to the Kyero.com Q2 2015 Enquiry Report, with 31% of all enquiries focusing on that region. Malaga was the second most popular area, accounting for 15% of total enquiries.

“Spain’s beaches offer some fantastic, family-friendly holidays and many of those buying here want to own a property within a short walk or drive of at least one beach,” comments Kyero.com Founder Martin Dell.

“Apartments are by far the most popular choice, accounting for 39% of all enquiries during the last quarter – a full 10% ahead of villa enquiries. Many families like the idea of owning an apartment that comes with a shared swimming pool that the condominium company maintains. It’s less hassle and expense than owning a villa with its own pool.”

The Kyero.com report also reveals that it is three bedroom properties that command the most interest, with 32% of all enquirers looking for properties of that size. Two bedroom properties came a close second, with 30% of total enquiries.

So it seems the ideal Spanish property is a three bedroom apartment in Alicante, costing between €50,000 and €100,000. Although Tinsa has hinted at the drying up of this end of the market, for now at least buyers can still find their perfect property – Kyero.com has more than 1,500 properties available that meet these criteria!

Med Madness! Perfect properties in Europe’s top tourism hotspot

Med Madness! Perfect properties in Europe’s top tourism hotspot

Albania Cyprus Italy Spain , , , ,
  • 1 in 3 tourists goes to the Med (UNWTO)
  • 90% of UK consumers travel to Europe more than they did 10 years ago (European Consumer Network)
  • Med tourists set to hit 500 million by 2030 (UNWTO)

The soft sands and warm waters of the Mediterranean are known around the world, accounting for one of every three international tourist arrivals globally, according to the UN World Tourism Organisation (UNWTO).

UNTWO’s research projects that the area will attract more than 500 million visitors annually by 2030, while the European Consumer Network has found that 90% of UK consumers are travelling to Europe more than they did 10 years ago. It makes a holiday home on the Med an attractive investment prospect for those looking to own a second home that can be used for holidays but that also has the potential to generate an income.

The classic Mediterranean destinations are all worthy of consideration when it comes to second home ownership. Italy offers abundant choice, while Spain and Cyprus have large expat communities that make retiring there an easy option for the future. Albania is the rising star of the Med locations, with some excellent properties currently attracting attention.

In Spain, the property market in coastal areas is picking up at a promising pace, as buyers look to take advantage of the bottomed out market before prices rise. Prices on the Mediterranean coast have already risen by 1.5% this year, according to valuation firm Tinsa. Upmarket areas such as Marbella and the surrounding towns are benefitting from the uptick, with new build developments such as Jade Beach, from leading Spanish homebuilder Taylor Wimpey España attracting those looking to own a prestigious property within just 100 meters of the seafront promenade leading to Puerto Banus. Prices start at €450,000.

“Previously owned properties are also selling well along Spain’s lengthy Mediterranean coastline,” confirms Martin Dell, Director of property portal Kyero.com, which offers property sales, holiday rentals and long-term rentals across Spain. “Menorca has some fantastic properties for sale right now, like this four bed, four bath villa with pool for €895,000. It’s the ideal second home for someone looking to own a fabulous holiday property that also has great rental potential.”

Taylor Wimpey España is also keyed in to the potential of the Balearic Islands when it comes to holiday home ownership. Sales and Marketing Director Marc Pritchard comments,

“Mallorca is a great play to buy and has everything from key ready apartments at developments like Cala Magrana III to new build seafront houses like those at Cala Magrana Mar. Mallorca has so much to offer in terms of both land and sea-based activities – it is one of the Med’s most enchanting destinations.”

Over in Italy, the Le Marche region’s coastline has been attracting considerable attention. Le Marche is now the area with the third highest number of Blue Flag beaches in Italy and is becoming increasingly known to international visitors for its clean, safe waters and powder-soft sands. Casa Tre Archi, the latest luxury fractional ownership holiday home from family-run company Appassionata, provides the perfect base for exploring the wonders of the Italian coastline. Fractions are available from £75,000.

Across the Adriatic Sea (an arm of the Mediterranean) from Italy is Albania, which is rapidly becoming one of the Eastern Med’s most exciting holiday home destinations. The five star luxury Lalzit Bay Resort and Spa offers everything from apartments with generous balconies to frontline villas with their own pools, with property reservation available for just €500. As well as the resort’s host of features (landscaped gardens, kids’ club, gymnasium, indoor swimming pool, medical centre, shops, library, restaurants and bars), owners can enjoy 300m of prime beach frontage, exclusively for use by Lalzit Bay Resort and Spa residents.

Cyprus is another popular Mediterranean destination for second home ownership, with a wide range of properties to tempt buyers looking for a blend of tasteful style and prime location, whatever their budget. At the higher end of the market, €868,000 is sufficient to purchase a two bedroom, two bathroom semi-detached villa with pool and stunning sea views at the prestigious Aphrodite Hills resort in Pafos. Chris White of Ideal Homes International comments,

“Cyprus is an incredibly popular location on the Med for second home owners. The climate is excellent and the beaches simply fantastic. With several international influences, the island has developed a unique and enticing cuisine and cities such as Pafos have a rich architectural heritage, along with ‘living history’ archaeological sites like the Tombs of the Kings. From quick holidays to longer-term stays, it is a perfect location for those looking to buy property overseas.”

Would you buy a property without knowing its location?

Would you buy a property without knowing its location?

Spain
  • 14% of buyers want better property details, including location map (Kyero)
  • 95% of property sales in Spain include both the listing and buyer’s agents (Resales Online)
  • Could buyer verification be the answer to Spain’s listing problems? (Kyero)

The recent customer satisfaction survey from Kyero.com, the portal which lists Spanish property sales, holiday and long-term rentals, raised some interesting points.

Customers showed a great deal of love for the site, with 32% feeling positive about the vast number of properties advertised from a wide range of estate agents, 28% raving about the news, articles and weekly newsletter, 26% loving how easy the site is to use and a further 26% enjoying the market analysis that Kyero.com provides.

However, 14% of those surveyed advised that they wanted to see better property details, photographs and full location information. The figure highlights a key problem with the way that Spanish properties are marketed, as Martin Dell, Director of Kyero, explains,

“When you’re looking to buy a property, the first thing you want to know is where it is. You want to see it on a map and check it out on Google Street View to see what the area is like and what amenities are nearby. It’s a simple concept, but one that the Spanish system has actually turned into a complex issue for estate agents here.

“Exclusive or sole agency contracts are not common in Spain and seldom enforced even if they are in place. This means that as soon as the agent who has gone to the time and expense of photographing and advertising the property pinpoints it on a map, other agents can use that information to list the property, either with or without the owner’s permission.”

It’s easy enough to see why – the agent who copies the listing has to expend very little energy in order to advertise the property and, should they find a buyer, they have the option to either negotiate a commission split with the original listing agent or contact the owner directly. The system is so competitive that research from Resales Online has shown that 95% of property sales involve both a listing agent and a buyer’s agent.

Yet what buyers want is to know where the home they are looking at is actually located, meaning that the vast majority of Spanish property listings are presented in a sub-optimal format. It can be an off-putting and frustrating process for buyers, as the Kyero.com survey has revealed.

So what’s the solution?

“There is no easy answer,” continues Martin Dell, “But one option would be to only allow agents to advertise their own direct properties, like Idealista already does. The problem with this comes down to enforcement though. Another option would be to verify the buyer prior to revealing the location, in the same way that many websites require an email address to verify their account setup process. Of course, a determined agency competitor could always pose as a buyer and get around the verification process, but it would at least be a step in the right direction.”

While Spain works through potential solutions to this problem, buyers will continue to view houses whose locations they can’t quite determine. Thankfully, many properties on Kyero.com include listings with sufficient description to identify at least their general location, if not their specific one, such as this beautiful house in the Gothic quarter of Pals (Girona) or this stunning villa with sea views in the exclusive Altea Hills area in Alicante.

Summer holiday heaven – look no further, Europe has it all!

World , , , ,
  • 76% of UK parents let their kids have a say about where to go on holiday (HomeAway)
  • Beachfront apartments near Spain’s top theme park from €560 per week (Kyero)
  • Average UK child costs £35k by age 5 (Aviva)

When it comes to summer holidays, it seems we want it all – pristine beaches, high-octane theme parks and water parks, first-rate golf courses, rural activities like horse riding – and all set against a backdrop of good weather and great food. It might seem like a lot to ask, but there’s no need to book that round the world ticket, as it turns out that Europe has it all this summer!

With a new study from Aviva revealing that the average UK child costs their parents £35,000 by the time they reach the age of five, many families will be looking for affordable holiday options, yet not wanting to compromise on the quality of the vacation experience.

At the same time, research from HomeAway and YouGov has shown that a significant majority of parents (ranging from 76% in the UK to 95% in Germany) allow their children to have a say in deciding on the holiday destination. With this in mind, here we look at five European options to suit every taste and budget this summer.

For beach lovers

Peter Walshe, Marketing Director of Lalzit Bay Resort & Spa, is an advocate of the Albanian coastline when it comes to pristine beaches. He comments,

“Albania offers both good value for money and the long, quiet stretches of sand that are perfect for family holidays. The kids can splash around in the shallows at hyper-speed, while mum and dad can relax and put their feet up just a few feet away, making places like Lalzit Bay ideal for families who want to enjoy the beach for a range of purposes.”

Those looking to invest in their own property by the beach can choose from a range of high quality apartments at Lalzit Bay Resort & Spa, where prices start from as little as €35,000 for an apartment. Those looking to splash the cash can opt for the ultimate in luxury property, with five and six bedroom beachfront villas offering unobstructed Mediterranean views from just €437,000.

For water park fanatics

Portugal also offers some stunning beachscapes, as well as a number of excellent water parks, dotted along the southern Algarve coastline. Chris White, founding director of boutique estate agency Ideal Homes Portugal, observes,

“One of the many great things about the Algarve is the number of holiday options that it provides. Golf lovers, beach bunnies, foodie travellers and water park fanatics are all perfectly at home here. Between the three main water parks – Slide & Splash, Aquashow and Aqualand – families have an incredible choice of H2O-based rides and activities. They offer something for everyone, from tiny children splashing in the warm waters of the children’s pool at Slide & Splash to serious adrenaline junkies rocketing down the White Fall at Aquashow. Aquashow even includes a sizeable theme park for those for whom the water rides aren’t quite enough!”

A three bedroom villa with its own pool close to Slide & Splash in Lagoa can be picked up for €350,000.

For theme park aficionados

Those who prefer to stay dry while satisfying their adrenaline craving should head to neighbouring Spain, where theme parks abound. One of the best is PortAventura Park in Salou, which was voted the number one amusement park in Spain in the 2014 TripAdvisor travellers’ choice awards. Martin Dell, Director of leading property portal Kyero.com, which offers property sales, holiday rentals and long-term rentals across Spain, comments,

“PortAventura is one of Spain’s best-loved theme parks and is packed with families seeking adventure during their summer holidays. From gentle rides for the littlest members to super-fast thrills for big kids (of all ages!), its six themed worlds offer a huge range of entertainment options. It has an aquatic park too with a vast array of slides and rides, packing in far more than can be done in a single day – it’s Spain’s equivalent to Florida.”

A frontline beach apartment with pool in Salou can be rented from €560 per week.

For golfers

Spain is also a wonderful destination for golfers, particularly those looking for island-based courses in the Balearics. Mallorca is a popular choice, as Marc Pritchard, Sales and Marketing Director of prestigious Spanish homebuilder Taylor Wimpey España, points out,

“The views from some of Mallorca’s golf courses are simply stunning and the island welcomes golfers of all abilities, from pros to those just learning the ropes. The Mallorca Golf Academy operates across the island, for those looking to hone their skills in the sunshine, while the range of courses of the island mean that those who have come simply to play can always find a quiet time to enjoy golf here at its best.”

Costa Beach at Port Vell has four excellent golf courses within a ten minute drive, the nearest being just 900 meters away. The development also offers direct beach access and a fantastic pool, with prices for the apartments and townhouses starting at €240,000.

For nature lovers

If even golf sounds like too hectic an activity, Italy is the place to go, according to Dawn Cavanagh-Hobbs founder of Le Marche-based luxury fractional ownership business Appassionata. Italy is one of Europe’s most popular rural tourism destinations and the Le Marche region offers the perfect blend of a small town base (for the convenience of restaurants, cafés and shops) with access to stunning countryside. Dawn comments,

“Le Marche is perfect for holidaymakers looking to escape it all. They can enjoy horse riding across miles of rolling countryside, picnic in solitude beneath the vast blue sky and refresh their spirits with the peace and fragrance of the open country, all before returning home at the end of the day to sink into a deep bath before a visit to the local pizzeria for a slice and a glass of locally produced wine.”

Fractional ownership options at Casa Tre Archi in Le Marche are available from £70,000 for five weeks’ use of the luxury holiday home per year.
